QUALIFICATION PROFILE

Outstanding, hands-on construction management professional, who successfully maintains the highest degree of quality control over all facets of projects by working in the field and the office to be readily accessible. Over 20 years of experience in a wide variety of small to large commercial, private and government projects ranging from 1,000 to well over 1,000,000 square feet. Enjoys strong working relationship with developers, owners, architects, engineers, subcontractors, and construction team managers. Began career in construction as a laborer and entered the apprenticeship program for plumbing and fitting, completing the apprenticeship program at the same time as attending high school. Received journeyman license for plumbing and fitting and retains this licensure. Promoted to foreman then was promoted to mechanical estimator. After several years of operating as a mechanical/plumbing estimator, project manager. I then went to work for a construction management company starting as a mechanical superintendent/coordinator. Increasing my knowledge of electrical, elevators and low voltage systems; then becoming a MEP superintendent/project manager. I did run a couple of projects as a general superintendent and project manager. I have worked on a variety of Pharmaceutical, Data Centers, Co-Generation Facilities, Industrial, Treatment Plants, and Hospital projects, along with many other projects of special interest.

RELEVANT SKILLS

Experienced in mechanical estimating from design and build, DD documents through completed plans. Has been part of development team working with owner and AE.

Has created and developed CPM schedules for projects, use of two and three week look ahead for field control and maintained and update schedules, has some experience with Sure Trak.

Processing of Contracts, Scopes of Work, Submittals, RFI’s, Requisitions and Closeout Documentation.

Works with contractors to develop coordination drawings and shop drawings, typically in a CAD format. Although not a CAD operator.

Has experience with and has developed commissioning and validation programs and tracking reports for use in hospitals, pharmaceutical projects and data centers where required by documents.

Construction

Hospital project experiences include: medical gas systems and certifications per NFPA requirements for medical air- vacuum-nitrogen, NO2, instrument air including compressors pumps and tank farms, installation of equipment such as sterilizers, operating room booms, HEPA filter systems, Neptune drainage systems, x-ray units, MRI units and systems, cat-scan units, headwall units, trauma rooms, RO water systems, dedicated electrical systems with back up and emergency power, UPS electric systems, special low voltage systems such as nurse call, paging, patient monitoring, security, data and telephone. I am also familiar with ICRA

(Infection control risk assessment) levels and requirements along with the understanding of total coordination of events.

TITLES & RESPONSIBILITIES HELD

• Project Manager: Responsible for entire project, work with team to develop schedule, lines of communication, estimates, scopes of work, purchasing, review and maintain cost reports, organize the team to handle areas of tasks to be accomplished in a professional manor, participate in the de-scope of contractors, act as primary communication avenue between the owner A/E and the contractors, run and attend all meetings as required, review and approve all change orders for presentation to the owner, submit monthly progress reports to owner and upper management, work with locale authorization having jurisdiction for permits and inspections through certificate of occupancy, assembly and turnover of close out documentation. Continue relations with the owner and A/E for future projects.

• Construction Manager: Similar to the description of a project manager and superintendent combined, generally used on smaller projects.

• MEP Project Manager: Oversee all plumbing, mechanical, sheet metal, electrical, building controls, fire alarm, sprinklers, security systems, pneumatic tube system, elevators, escalators, and utilities. Work with and mentor field superintendent and asst. project manager. Develop or assist in the development of budgets, schedules, scopes of work, coordination drawings, commissioning programs. Maintain an open line of communication with the owner, architect, engineer, contractors, and the team. Resolve issues in advance of problems, find solution that result in a win- win atmosphere. Price and estimate all changes and extras to the contract. Review all correspondence and file accordingly for submittals, rfi’s, directives, bulletins, and all other forms of communication. Set up closeout procedures, collect and deliver documentation to correct parties.

• General Superintendent: Set up site utilization plan for project, review scopes of work for completeness, perform constructability review of documents, assist in creation of project schedule and sequencing of activities, maintain safety plan including orientation of all workers on site, participate in de-scope and preconstruction meetings with each subcontractor, coordinate delivery of materials and equipment to not impact work flow, maintain daily report of manpower and work on site, resolve issues and problems in the field or forward rfi’s if required, hold meetings with contractor foreman as required to keep the flow of work coordinated and on schedule, develop 2 & 3 week look ahead schedules for subcontractors, maintain open communication with project manager, develop a completion list of open items for contractors and participate in all punch list reviews, work with AHJ for permits and inspections.

• MEP Superintendent: Work with and at the direction of the general superintendent of the project. Participate in the development of 2 and 3 week look ahead schedules. Watch manpower for the contractors assigned to me for compliance with schedule and quality. Conduct first delivery inspection of material and equipment for conformance to the specifications and documents. Conduct safety audits and act as safety inspector all the time. Coordinate and arrange for shutdowns with existing facilities when required. Maintain a list of all incomplete items or repairs required to complete the work. Participate in startup and commissioning efforts for project acceptance.

• Estimator: Work with business development to attract new clients and work. Procure documents or help in the development of a design/build concept for an estimate. Prepare a breakdown and take off for the project, by hand or through the use of a computerized estimating program (i.e. Estimation Inc or Timberline etc. there all fairly similar), invite venders, suppliers, and subcontractor to bid the project. Collect pricing for comparison with the use of a excel spreadsheet to develop the final pricing. Write clarification and exclusion for bid documents. Review documents for possible value engineering options to be used later. Buyout or negotiate contracts with subcontractors and suppliers for final contract. Work with the team for turn over to the project manager or continue with project through submittal process.
