Senior Vice President, Texas

Oversee operations for all of the Texas assets – 2200 units. Managing a team of 3 Regional Managers/Marketing Regional and on site staff. Currently working to grow the company’s business in Texas. Strategically helping restructure the company’s operations to a more innovative approach. Since starting here I have changed most service providers to ensure lowest cost effective pricing, recruited new teams, Audited all financials, invoices etc and uncovered over $40K in duplicate billing. Portfolio occupancies were at 89% collectively and now are at 95% collectively. Delinquencies have improved by 50% since May.

August 2011-May 2015 Merge Management

Oversee the entire company operations, 3300 units. I have been successful in helping start and growing Merge’s business. We managed assets in DFW, South Texas, Mississippi and Oklahoma. I work very closely with the onsite teams and Regionals to ensure solid operations. I have a very hands on management style and try to touch every aspect of our business to make sure we are hitting all goals. We have grown from 4 communities to 22 in less 4 years. I have owners that have stayed with me through company change due to the financial impact myself and my teams have made. I work continually with all property personnel to help them maximize income. I continually work on improving economic occupancy. I have managed lease ups, class A through C communities.

I oversaw 6 Regional Manager’s. I was based in DFW and oversaw the corporate office, accounting, IT and HR Depts. My portfolio consists of Conventional, Tax Credit and Bond communities for 7 different owners. My current portfolio of properties range from A to C product. I took on a very challenging portfolio and have increased occupancy by 10% during my tenure while increasing the income and NOI. I have recruited, trained and developed good “Regional” and on site “Management Teams”. I am consistently reviewing market studies and make necessary changes to maximize income and to be competitive in the market place. I continually work on improving economic occupancy. I am very hands on with my Regional Team and visit sites often to ensure policy adherence as well as overall property performance.
