Responsible for the property management and community services of the Mid-Atlantic Region consisting of approximately 7,500 homes located in Virginia, Maryland, Pennsylvania, West Virginia, and Washington, DC.
Negotiated property management responsibilities during three exclusive negotiations of 50-year Public/Private Partnerships; Camp Pendleton & Quantico Housing, LLC (2003), Mid-Atlantic Military Family Communities, LLC (2005), and Mid-Atlantic San Diego, LLC (2010).
Developed the presentations and presented the Property Management and Community Services sections for which Lincoln was awarded; Mid-Atlantic Family Communities, LLC in 2005.
Lead the Property Management functions of a 50-year public/private partnership with the Department of Navy and United States Marine Corps. Installations include military family housing at Commander, Navy Region Mid-Atlantic, Norfolk, VA, MCB Quantico, VA, NSA Annapolis, MD (United States Naval Academy), NSF Indian Head, MD, NSF Dahlgren, VA, NAS Patuxent River, MD, NSGA Sugar Grove, WV, NSA Mechanicsburg, PA, NSF Thurmont, MD, NSA Bethesda, MD and NSA Washington (Washington Navy Yard), of which homes undergone demolition, new construction and major renovation.
Develop positive relationships with Head Quarters Marine Corps, Naval District Washington, Commander, Navy Region Mid-Atlantic, and CNIC/NAVFAC Headquarters to ensure proper communication between Lincoln Military Housing and its partners.
Oversee a regional staff of eighteen: Regional Property Managers (5), Regional Maintenance Directors
(4), Regional Community Services Directors (2), Regional Training Directors (2), Regional Systems Coordinators (2), Military Affairs Officer, RECP Manager and Regional Executive Assistant.
Conduct physical and financial inspections of the districts (properties) to identify areas of inefficiencies and improvements needed.
Prepare annual operations and maintenance budgets for all districts to help ensure proper debt coverage ratio.
Review monthly financial and service performance reporting for each district.
Oversee staffing levels and verified payroll at all levels.
Provide product and project recommendations for projects underway as well as future enhancements to be made at all districts.
Ensure company compliance to all environmental and historic preservation regulations per the partnership’s Ground Lease, Operating Agreement, Asset Management Agreement, Property Management Agreement, various state Programmatic Agreements. Regional and Business Manager August 1993 – September 2005
Managed over 2,500 residential housing units for several large financial institutions.
Oversaw the successful development and leasing of two “Class A” apartment communities totaling 950 units in Fairfax and Loudoun County, Virginia.
Prepared reports for owners, detailing cash flow variances, maintenance budgets, capital improvement progress and marketing/advertising strategies.
Developed annual operating budgets and asset business plans.
Reviewed and inspected all capital replacement plans to meet the Asset Business Plan and owner’s objectives as well as oversaw the bid and selection process for all capital and large operational expenditure contracts.
Counseled and advised on-site personnel regarding property management revenue and expenses, collections, personnel development, marketing and advertisement.

Hotel Front Office Manager July 1988 to August 1993
Responsible for the front office functions of the 225 room, three-tower, Guest Quarters Suite Hotel in Alexandria, VA. The all suite hotel consisted of fully equipped studios, one-bedroom and two- bedroom rooms, which accommodated both nightly and long-term residents.
Oversaw all functions of the front office to include Front Desk Clerks, Bell Staff, Concierge Services, Night Audit, Marketing and Group Tours management.
Managed occupancy to maximize income.
Verified nightly deposits and credit card transactions of front desk and restaurant.
