SUMMARY

A construction project manager with very stable background that combines a very rare architectural education, along with superior construction project supervision skills that is a result of many years of working on multiple projects for one single employer since graduation, the skills go beyond the onsite monitoring responsibilities as the duties extended all the way to the understand the design conception of each project, implementing the needed systems, and strategies at the construction stage that prepare a project to be completed under budget, and time at the actual construction stage.

The duties also included complete supervision on all the details of the project at the governmental approvals stages,, coordination between all project principles (owner, architect, engineer, banker, suppliers, tenants, inspectors, etc) to deliver the turnkey finished product ahead of schedule, and below budget, yet maintaining all the specifications, and value of each design component, and satisfying the owner expectations to get them to become repeated clients. Fluent in Microsoft office, strong leadership skills, including very strong problem solving ability, and communication skills (both verbal and writing), excellent skills in the property purchase including all aspects of due diligence components, lease negotiations, government approvals, and all stages from design conception until the final occupancy in the development stage of each property type,with more concentrations in retail assets,since my employer focused on such development more than other types of realestate. Worked with consultancy in Kuwait city for large construction projects as well as construction manager, currently working to complete the PMP certification.

EXPERIENCE:

K- Construction company (design/ build construction manager), Real Estate developer for retail /office properties. Southfield, Michigan. 1996-Present.

Experience included the following as full time responsibilities:

-Perform due diligence on the selected site prior to property purchase, such due diligence include, but not limited to environmental research, obtain zoning constraints, entitlement of any government approvals, and perform economic feasibility studies, this stage I work with consultants, attorneys that are experts in each component of this stage, and I provide all information to company director.

-Attend all initial, and advanced regular meetings with company owner, and clients to establish needs per project. Such meeting will be considered pre construction meetings on site . The meetings are considered a step to thoroughly understand the design construction drawings, and documents, and making sure all site engineers, contractors understand them for actual work on site to be performed.

-Coordinate all approvals stages from local government bodies on city, state, and federal levels if needed on each portion of the project that needs permit approvals, including underground portions, and entire vertical building sections, also conform the design to all health, safety issues. And onsite daily supervision to insure all such approvals, and design components are done exactly per the approved completed design drawings, and specifications at each construction portion, and stage at the field. This stage includes all rezoning issues for the particular property prior to design completion, and work at the sate time with lenders, hedge funds, and private investment houses to obtain the best possible funding terms for the purchase, and development of the proper

-Review all design drawings for each building sections prior to ground breaking, including all engineering drawings, shop detailed drawings, and all specifications for each portion of building, this will be done working with site engineers on daily basis if needed to insure they understand the approved materials, methods of construction that need to be followed. At this stage I work to review all needed design components from retail anchor tenants, and also the smaller tenants to coordinate all this in the design, plus complete negotiations, and review of all legal lease documents for such tenants ( most tenants we worked with are long term NNN basis, some were ground leases).

-Coordinate with project managers on all safety issues at the site, along with all quality control issues for all installation methods for certain products, and health issues for certain portions on the site as needed on daily monitoring basis.

-

-Keep the engineer, architect, and the client informed in field progress, including any changes that may need change orders, and any compliance issues that may arise. Keep all parties informed also that all methods of construction that are specified are followed, and the need to stop any work that does not conform to the approved drawings, or stop any work that does not conform to the quality of workmanship needed, this is done through daily monitoring on all aspects of the project.

-Coordinate with inspectors of all governmental bodies to keep the project going on time. And to make sure all stages of the project are approved from the government bodies for all safety, and building code issues.

-Coordinate with all interior detailed suppliers for other building components including all furniture, and FF&E suppliers for hotels, restaurants equipments, and health care equipments including dental equipment suppliers, as I worked on projects of every sort. Such coordination also will apply to monitor all material selection details for all interior finishes on site to be of highest quality, and to perform according to the specifications.

-Coordinate with tenants for any interior buildup of any space in the building, and coordinate with all subcontractors to obtain all the final approvals for each contracted work.

-Maintain constant communication in the future with the owner, tenants, and key employees of each completed project to resolve any issues during the warranty period.

Employer : Major consultancy for client side,with developer for master planned communities for villas in Saudi Arabia, as I was development director/manager for the 750 unit villas for this project, and was involved in all aspects of master development process to include all infrastructure, roads, housing unit design/construction, and all other service buildings for the sites as well. Managed a team of projects managers for civil, structure, architectural, and MEP, and acted as major rep for client side for the project, and link between contractors, and client.

PROJECT DESCRIPTION : Project No. 1, 5 Medical clinic buildings with labs, pharmacy, surgery centers.

LOCATION OF PROJECT : South east Michigan, USA

Cost of Construction : $220 M total project cost.

Responsibilities /Duties :

- Project manager for the design, and build process, as team leader.

-Took full control of the project from design inception through the tender process of bids

-Acted as PM for the project to supervise a team of 7 superintendents in all phases, plus acted as rep for the company to resolve any issues with the architects, consultants, and point of communication with owner rep.

-Duties also included full weekly reports to solve any site issues, and to keep owner rep informed at all times with progress of work, and schedule.

- Duties included approval of change orders, review invoices on weekly basis. Prepare monthly reports to owner rep.

-Approve all shop drawings, updated design drawings; approve all cost estimates, and bidder list selection with all approval for submitted documents to adhere to all project objectives, government regulation.

-Lead superintendents, suppliers, contractors to assure they are complaint with safety plans, project quality plan, and progress time table.

-Lead site personal to adhere to issues of safety, quality, and quantity surveying, and review, approval of all contractor, supplier’s submittals.

-Lead all site staff in obtaining all government inspections, finishing any punch list items, and monitor any warranty issues after project is occupied.

-Prepare close out reports to all aspects of project.

PROJECT DISCRIPTION : Dialysis hospital, Kuwait city, 2001-2003

Cost of Construction : $ 170M

Responsibilities /Duties :

-PM for entire project representing my employer, which is JV partner with local Kuwaiti general construction company. Acted as PM for my employer side in the project, participated in the design development of the project due to my architectural background.

-Got involved as point of contract with owner rep ( owner rep wanted western educated candidate), acted as PM for entire project at the site operations to include bid tender process, selection of subs, suppliers. -Acted as quality control manager for all phases of the project ( in charge of 4 superintendents), and 2 zone managers. Insure all staff adheres to quality, safety, and cost guidelines issues.

-Acted as coordinator for the architects, consultants, engineers to resolve any issues, change orders. -Approved all change orders, address all quality control plan, approve any shop drawings, engineering drawings, and approve any updated bids based on such new drawings.

-Coordinate all weekly meetings with all principles of the project, site staff, engineers, to review any problem issues, and approve any solution, in order to avoid delays.

-Prepare all monthly reports for owner rep, and approve any punch list items, plus warranty issues.

-Prepare all close out reports along with JV partner for each phase of the project.

PROJECT DESCRIPTION : High rise concrete structure building. Mixed use residential, and retail.

LOCATION OF PROJECT : Kuwait city 2001

Cost of Construction : $ 70M

Responsibilities /Duties :

-Project manager to oversee the design, and construction process on site. And coordinate all aspects of this project with the consultancy in Kuwait city. Consultancy got full government approvals for the project. took over as assistant PM with the architect who acted as primary PM to coordinate all aspects of the construction process, acted as primary field PM for the project, with duties of approving selected bidders, selected suppliers, full quality control issues on site, attended all meetings with primary PM with subcontractors, and owner rep.

-Monitor all materials supplied to the project to match it with the approved specifications for each component of the building, and monitor on daily basis the actual workmanship for each contractor that works under the general contractor/project manager to insure all quality workmanship is being done for each component of the building, and matches the exact construction drawings.

- Coordinate with project superintendents on all safety issues at the site, along with all quality control issues for all installation methods for certain products, and health issues for certain portions on the site as needed on daily monitoring basis.

Responsibilities /Duties :

Project manager for the entire project, acted as primary general contractor rep to inform owner of all progress in the job, duties included full site quality control, full government inspection approval, full selection, and supervision on daily basis for all subs, and materials suppliers( including preparation of weekly reports, change orders, invoice review, payment issues, etc). Acted also as coordinator for all architectural approvals during the design stage of the project.
