Senior Service Manager

Responsible for all R&M at approximately 225 Racetrac and Raceway stores in the state of Florida

Led and developed a team of over 40 Service Managers, Maintenance Managers, Advanced Service Technicians, Service crews and Warehouse Supervisor

Directly responsible for our expansion of in house maintenance in Florida prior to role out throughout the remainder of the organization

Led the departments pursuit and implementation of analytical decision making processes within Store Support structure

Successfully manage a yearly R&M spend of over 12mm.

Regional Service Manager

Responsible for all Repairs and Maintenance at 52 Racetrac Company operated locations and 7 Raceway operated locations from Tampa to Cape Canaveral.

Fostered a productive relationship with the operations departments in 3 different regions within the Florida Division

Accountable for over 2mm annualized repair and maintenance spend.

Oversaw reductions in service calls and costs over key categories through vendor negotiations and store level training

Successfully engaged in opening of 12 new Racetrac locations. Ensuring punch lists were completed and stores turned over in a fully operational capacity. Ensured all ongoing warranty issues were resolved in a timely and financially responsible manner with the General Contractor or subcontractor

Facilities Director June 2008 - June 2012

Managed all Capital related projects on an annual budget of between 12mm - 19mm

oOversaw the completion of 60 remodel projects over a 3 year period costing 15mm. Reduced down time and increased ROI.

oSuccessfully rolled out 15mm fountain equipment upgrade to over 280 store in a 7 month window

oInitiated a system of "planned" replacements of critical facility items such as HVAC units, roof's, refrigeration equipment, dairy cases and freezers. This is a critical element for customer and employee comfort and minimizing the impact of equipment being down and lost sales, but also reduced future maintenance costs

Initiated an Energy savings program through the use of capital, awareness and education

oImplemented 5mm of energy related capital projects including, LED lighting interior and exterior, high efficiency HVAC units, lighting controllers and energy management systems.

oEnergy use was reduced by 3-5% each year since inception accounting for a direct P&L expense savings of over $1.5mm.

oCreated awareness and education programs directed at both corporate and store employees.

oWould attend and present information at quarterly store Manager meetings as well as regional corporate events.

Responsible for 400 stores with 10mm annual repair and maintenance budget.

oReduced our average invoice cost by 3.5% in each of the first 2 years

oDeveloped a scorecard on KPI's to manage internal service techs and Managers, including, Cost per call, Calls completed per day, OT% and Calls out of target.

oLed the national benchmarking team on recommendations for lighting maintenance program. Instituted a regional lighting maintenance program that saved 200k annually

oReduced service tech OT from 17% to 9%

oNegotiated a new car wash maintenance contract that saved $150k annually. Contract also reduced ongoing capital needed for larger repairs

oImplemented biannual internal Preventative maintenance program on critical equipment

oImplemented new invoice process eliminating AP steps to speed invoice flow through the system, realized regional savings of 50k.

oIncreased warranty dollars recovered from 50k to over 150k

Responsible for all environmental compliance and remediation related to underground storage systems.

oCompleted upgrades to all UST tanks and lines in compliance with Florida's 2009 UST regulations

oReduced environmental compliance liability by over 500k.
