Coordinate enforcement of the governing documents for Shorecliffs Mobile Homeowners Association. Support the preparation of Annual Budgets and Oversee Financial Expenditures both by providing proposal from vendors and matching invoices for completed work and preparing the necessary Fund Transfers from Reserves to Operating as required.
Work with Vendors and Associate Managers to oversee vendor activities and the enforcement of vendor contracts and be responsible for the general supervision of associates. Coordinate the creation of maintenance work orders and selection of vendors for a variety maintenance related issues.
Work with Landscaping, Pool Maintenance, Lighting, and Janitorial Services to conduct on-site visits to ensure common areas within assigned communities are properly maintained. Responsibilities also include working with residents with the coordination of architectural requests ensuring all exteriors of common areas are maintained in a consistent and approved condition. Routinely conduct on-site visits with Board Members and various committees
Regularly attend all business meetings of the Board, prepare and distribute meeting agendas and ensure meeting locations are properly arranged. Coordinate the free flow of information to the Board from vendors, committees and residents. As the Community Manager I also work various committees to ensure they are preparing statements of work for vendors that clearly define requirements of special projects.
Prepare and record meeting minutes, properly scan and digitally preserve all records and papers assimilated in the performance of meetings, contracts, budgets, violations, and Architectural Requests and approvals. Review and approve monthly financials, approve vendor invoices ensuring the correct account numbers are being posted that ultimately affects the proper budget reviews and preparations.
Support the Board of Directors without favoritism or motive to ensure that the HOA is being managed correctly, residents are being heard and the communities are being maintained and managed in a professional manner. Continually work with internal and external resources, Directors, Managers, Accountants and Corporate resources to stay informed of new and improved processes in order to provide unsurpassed service.

Community Manager
Chief Administrator of the Association with responsibility to a 7 member Board of Directors for the proper administration of all affairs of the Association. Day-to-day responsibility for operations and assets of the Association directly and through respective department heads, including, Activities and Recreation, Patrol and Security, Maintenance, Administration, Finance and Accounting.
Oversaw all financial operations to ensure performance to budget, the appropriate use of capital funds and reserve funds as required to manage the day-to-day activities of a 533 unit resident owned 55 and older community.

Working with Project Directors and Engineers developed Bills-of-Materials for planning of material requirements required to build a 192 laser beam facility known as the National Ignition Facility in Livermore California.
Original Project Manager in 1998 was hired as a sub-contractor with Johnson Controls, Inc. based on a Director requesting my support during the production phase of the program.
