I have over 35+ years experience in the

construction industry.

As a Senior Superintendent my responsibilities

during the preconstruction phase is to provide

operational input for the estimates, as well as

ensuring a successful transition from

preconstruction to construction. My

responsibilities include the day-to-day

management of the construction schedule,

safety programs and budgets. In addition to my

involvement in the planning and coordinating of

the above activities, my extensive relative

experience in creating a team atmosphere with

project staff including; other Superintendents,

Project Engineers, Project Accounts and

Owners Reps. Including regulatory agencies

like DSA and OSHPD. Also proves invaluable

as major construction challenges are

anticipated, planned for and effectively dealt

EXPERIENCE

Mercer Construction 2015-2017

South Bay Mal l: Senior Superintendent This project consisted of Interior demoing of (10) existing Tenant spaces, than doing (10) tenant build-out, including new sewer lines and main electrical Feeds from new electrical volt, (3) new grease interceptors for the (3) new restaurants, (2) new Public restrooms, also including demoing exterior fascia and replacing with new plaster and Stone veneer. All of this work was required to be on off hours, starting at 12:00 midnight when Closed to 10:00 am when mall reopened. Fire Sprinkler system upgrade was required thru-out the entire mall, repaved parking lot. (Budget $62M)

Hollywood International Development 2013 -2015

Dream 1 Hotel: Senior Superintendent This was a 12-story project consisting of 185 rooms, (3) Levels of parking below ground, a 65,000 gal water storage tank for the Fire Sprinkler system a Structural steel frame with a curtain wall system from the 3rd floor to the roof, with a stone veneer From the 1st floor to the 3rd floor, (4) elevators, (2) restaurants one of which was located on the roof, With a roof top swimming pool, was also responsible for coordinating all the FFE items with the Architect and the Rockwell design team. (Budget $ 68M)

TAO Hotel and Restaurant: Senior Superintendent This project was unique in that the Restaurant was 3- stories two of the floors were below street level, with (2) kitchens, (2) elevators. All exterior walls below grade were shot-crete 16’’ thick; all the interior and exterior finishes for the Restaurant came directly from China. Which required consist coordination meetings with the design Group from China. TAO Hotel was a 9- story project consisting of 115 rooms structural steel frame, which sat on a concrete podium, with a exterior brick veneer the entire 9-storys, also consisted of four levels of parking below ground, (4) elevators, roof top swimming pool and (2) restaurants, also responsible for coordinating all FFE items. (Budget for both projects $48M) Balfour Beatty Construction: Senior Superintendent 2008 - 2012 South High School Modernization: CM Project This was a Multi-Prime project. Project consisted of

(9) Phases 28 Buildings with a 24 month completion, scope of work was a complete interior and exterior modernization on each building, there were (6) two story classroom buildings, Administration Building, Main Library, Main Gym and secondary Gym, Dance Studio, Cafeteria and a new Kitchen, and (16) single story classroom buildings. Two new parking lots and a drop-off road and a new Stadium. (TUSD, CA. $38 M) During the course of the project the CM Team received the companies

‘Top Hammer’ award for an excellent Job.’

North High School Modernization: LLB Project This Project consisted of (8) Phases 22 Buildings with a 24-month completion. Scope of work was a complete interior and exterior modernization on each building; there were (3) two story classroom buildings, (15) single story classroom buildings, Administration Building, Main Library, Main Gym, Cafeteria and upgrading the existing Stadium. With

(2) new Elevators and (3) new parking lots. (TUSD, CA $ 43 M) During the course of the project the Construction Team received the companies ‘Top Hammer’ award for an excellent job and the ‘Safety’ award for providing a safe working environment.

Turner Construction: Superintendent 2003-2007

Terranea Resort Project: Due to the size and scope of work related to this project I was (1) of (3) Superintendents assigned to the project. I was evolved in the preconstruction related to construction scheduling. I responsible for the site grading on the 102-acre site as well as over seeing the construction of (13) Casitas town houses and (11) Villas. The project consists of 102 acres of new infrastructure and site improvements, which includes a 400-room luxury hotel tower, 5 Bungalows at the pool area and related Public Faculties. The Project also includes a 55,000 sq. ft. Conference Facility, a 20,000 sq. ft. spa and 9-hole golf course. (Rancho Palos Verdes, CA – $200M) Anaheim School District: CM Project for (2) multiple educational projects, both projects running simultaneously. Project team included; Project Managers, Superintendents, Project Engineers, Owners Rep. and DSA. Project consisted of new infrastructure including; main electrical feed, telephone conduit, sewer, water, new fire sprinkler main line, storm drain, catch basins, grading, paving. One new gymnasium on one campus a complete renovation on an existing gymnasium on the other campus. Two new 2-story building on one campus, renovation on multi-classrooms at the other campus. The two new 2 story buildings where part classrooms, part computer rooms, part administration offices, two new elevators, structural steel frame and masonry & stucco exteriors,

(Anaheim, CA – $83M)

Oltman’s Construction: Superintendent 1993- 2002

Cedars-Sinai Medical Distribution Center: This was a 190,000 sq. ft. new construction building. The project consisted of an infrastructure and site improvements with concrete tilt-up exterior, 75,000 sq. ft. of office build-out, and 115,000 sq. ft. of warehouse facilities. Responsibilities also included the coordination of all the installation of owner’s supplied equipments (Torrance, CA – $26M) Master’s Seminary: This was a 120,000 sq. ft. 3-story library. The project consisted of 1-story subterranean masonry wall exterior, tile roofing, an elaborate interior millwork, and casework finishes

(Sun valley, CA – $42M)

University of Southern California - University Garden Building: This was a 170,000 sq. ft.; 2-story Tenant Improvement project that was completed in four phases with the project was constructed in occupied areas. The project consisted of the demolition of asbestos abatement, complete replacement of the HVAC systems with an elaborate interior finish (Los Angeles, CA – $21M) Superior Industries Renovation: This was a 205,000 sq. ft. renovation that was completed in four phases. The plant operated 24-hours a day and 7-days a week. The project consisted of demolition, upgrade of the electrical, added four new furnaces, 75,000 sq. ft. of mezzanine, and replaced 100,000 sq. ft. of concrete floor (Burbank, CA – $38M)

Willamette Industries Expansion: This was a 175,000 sq. ft. expansion project that consisted of concrete tilt-up walls, special designed heavy equipment pits for huge rolling machines, coordinated all the owner's subcontractor's (from Germany) (Rancho Dominguez, CA – $16M) Rose Hills – Buddhist Columbarium: This was a 110,000 sq. ft. 4-story project which consisted of 8 acres of infrastructure and site improvement precast concrete, 1-story subterranean shot concrete walls. All of the interior walls and floors were composed of marble and granite (Whittier, CA – $31M) UPS Logistics Distribution Center: This was a 650,000 sq. ft. new construction building. The project consisted of 8 acres of infrastructure and site improvements, concrete tilt-up, 45 ft. high, 50,000 sq. ft. offices, and 600,000 sq. ft. warehouse; coordinated all the owner’s $3.5 million conveyer system installation (Los Angeles, CA – $68M)

JMB Properties: Construction Manager 1987- 1992

Avenue of the Stars: CM Project This was a new 45-story Office Building with 22,000 sq. ft. footprint pre floor. The project consisted of (8) Elevators, with five-story subterranean parking, granite & marble finishes at the main lobby. During the course of construction on the shell of the building, I worked very closely with Leasing Agents to establish tenant improvement cost that related to the building standards approved by the owner. I was responsible for all the TI Construction. JMB Properties: General Superintendent for all Tenant Improvements and the Fire Sprinkler Retro- fitting for 13 commercial high-rise office buildings throughout Southern California, which consisted of over 11 million sq. ft. Coordinated all preconstruction and preliminary budgets and final costs with architect and tenants and was responsible for construction, scheduling. Directed all job site meetings.

(Southern California-project budgets valued $200M) Larwin Investment Company: Superintendent 1982-1986 Larwin Investment Company: This was new 3-story, 80,000 sq. ft. office building with a wood framed exterior with a brick veneer finish. Worked with the Architect to develop building standards and worked with leasing agents on preliminary TI budgets and final cost budgets. I also coordinated all construction for a 2-mil sq.ft. Build-to-suit industrial park. Was responsible for all preconstruction budgeting and final cost with architect and tenants. Coordinated all construction, project schedules and job site meetings. (Calabasas and Los Angeles, CA – $50M) Larwin Homes: I was responsible for (2) Housing Sub-divisions from preconstruction budgets to final construction budgets, construction schedules, responsible for coordinating all construction, job site meetings. Pull all required permits. Also coordinated all punch list walk thru with homeowner. The Halley Company: Senior Superintendent 1966- 1981 Kauffman & Broad Tract Houses: Senior Superintendent for 150 to 175 houses pre sub-division, Houses ranging from 2,200 sq. ft. to 3,000 sq. ft The project consisted of on-site infrastructure including; sewer, water, gas, main electrical feed and off- site improvements including curb, gutter, roads and street light. House construction wood framing, stucco & brick veneer, and tile roofing

Gila River Indian Reservation Museum: Senior Superintendent for a 2-story approximately 50,000 sq.ft. Museum. Was responsible for coordinating meetings with the architect and the tribal counsel members during preconstruction budgeting and final cost. Coordinated all construction, project schedules and job site meetings. The project consisted of on-site infrastructure including; sewer, gas, main electrical feed and off-site improvements including; curb, gutter, grading, paving. Project was unique in that it had several fireplaces, one was large enough to stand in and it had a firebrick oven. Structure consisted of masonry units stucco inside and outside, large glue-lam beams with exposed 2x wood ceilings. (Gila River, Sacaton)

The Pointes Hotel and Resort: Senior Superintendent for two multi-story Hotel and Resort projects. Was responsible for preconstruction budgeting and final cost. Coordinated all construction, project schedules and job site meeting. Both projects consisted of on-site infrastructure including; sewer, water, gas, main electrical feed and telephone conduit. Both projects consisted of multi-rooms, main clubhouse, swimming pools. Off-site improvements included; curb, gutter, grading, paving. (Phoenix, AZ.)
