EXECUTIVE SUMMARY

Analytically creative, self-starting Real Estate and Strategy professional holding both a J.D. & a M.B.A. with over 8 years of professional experience initiating and designing solutions for complex real estate and private equity issues

Recognized for excellent communication skills, both written and verbal, resiliency in the face of adversity, and a high-energy approach which has resulted in a strong track record of navigating internal politics and gaining buy-in from executive stakeholders

Well-honed ability to learn “on the fly” and quickly understand how a system works, comprehending its component parts, appreciating the motivations behind the current state of things, then respectfully challenging the status quo in favor of better approaches

Always ready to tackle ambiguous “special projects” that require cross-functional research and due diligence, iterative potential resolutions, as well as bringing together & leading multiple parties to bring clarity to the chaos – international experience doing so

PROFESSIONAL EXPERIENCE

PNC Pittsburgh, PA

Finance Manager June 2016 – Present

Responsible for identifying opportunities to optimize the bank’s real estate portfolio, developing a strategy, & shepherding it through its practical, financial & political hurdles

“Run point” vetting and implementing these real estate strategies

oBringing together and providing direction to members of various departments (Transactions, Finance, Operations, CAD, Retail Network Planning, IT & Design & Construction); these teams can number 30+ on a given project

Perform financial analysis and present options / recommendations to market executives and line-of-business leaders to gain input, feedback and “buy in”

oAim to “thread the needle” between LOB demands & minimizing bank expense

Key Achievements:

Built a real-estate financial model from scratch that systemically organized and analyzed the bank’s entire office building portfolio in search of savings opportunities

Successfully implemented real estate consolidations / down-sizes that currently, or will when complete, save PNC millions in annual run-rate expense

Revamped the financial metric criteria for real estate decision making to better reflect these decisions’ effects on the corporation as a whole

Sought existing white-papers analyzing the enterprise risks & benefits of “sale-leasebacks”, found none, so I took the initiative to write one & present it to senior mgmt.

Effectively tore down many departmental siloes by bringing a cross-functional approach to strategy development and decision making

Zamagias Properties Pittsburgh, PA

Development & Leasing Manager Sept. 2011 – June 2016

Sourced, analyzed, valued and performed due diligence on real estate and private equity investment opportunities - both existing assets & new ventures / developments – and participated greatly in the capture and execution of these prospects

Managed aspects of each phase of real estate development –

oPre-Project - In-depth, street-level, market examinations; project conception & strategic planning; financial-modeling & oversight; purchase negotiation

oIn-Project - Risk management, regulatory/zoning/environmental compliance, design review, construction analysis, underwriting, project management, consultant (contractors, architects, engineers, etc.) & governmental relations

Supported the management of nearly 2 million sq. ft. of commercial real estate through new lease and lease renewal negotiations, as well as other duties as assigned

Analyzed wide-ranging private equity opportunities pitched to ownership, everything from timber and bio-tech with much in between, despite having no knowledge of these industries to start and little direction beyond, “Nick, can you figure this one out?”

oDue diligence on these projects took me as far as Russia and Switzerland among many domestic trips to meet with business owners and/or experts in their field

Key Achievements:

Identified and pushed forth a number of viable multi-million dollar real estate developments found combining internet sleuthing with “boots on the ground” leg work

oTwo of these were in the financier underwriting process when I left the company, another was not far behind

Maintained the retail real estate portfolio above 95% occupancy throughout my tenure

Untangled the complex ownership structure of a collection of billboards through diligent review of historical legal and financial documents, unlocking previously unrealized value in the hundreds of thousands of dollars

Continually provided vital insights and analysis of private equity deals through persistent research as well as the exercise of sound judgement and common sense

Jones Lang LaSalle Pittsburgh, PA
