I have most recently been a General Manager of a Holiday Retirement Community, The Virginian. The Virginian has 118 rooms with 118 residents. I managed a staff of 25 and controlled a 2.75 million dollar budget. Previously, I have been a Project Manager/Estimator with a 30-year record of managing all phases of multimillion dollar HVAC, Plumbing, Piping and Wet Utility projects. I have controlled over 20 million dollars in projects at once, that employed over 100 employees. I was hired for a community management position in Holiday Retirements Central Region. I was assigned initially to Columbus Estates in Bakersfield, CA. In April, 2014, my wife and I interviewed for a co-manager position at Las Brisas and were selected from among several couples. We have since gone on to be the longest lasting management couple to serve at Las Brisas. I have become well rounded in all phases of management and have been a large part in keeping our community above 95%, the entire time we were at La Brisas. In September of 2015 I was transferred to Richmond, VA. to assume the lead manager position. Most recently I was the General Manager at the Virginian, in Richmond, VA. I managed a community of 125 apartments with a staff of 25 and controled a 2.75 million dollar budget.

I was hired to re-establish plumbing estimating as CMS was completing a merger with MMC Corp. I estimated mainly Military design/build projects for Straub, Soltek, Balfour Beatty, RQ Construction, MC Construction and many others. I was most successful in winning projects at Scripps Hospitals. I received some training in QuoteExpress as the Company was selecting an Estimating Program. I developed Excel spread sheets that I modified for Plumbing Estimating. I was laid off as it was not clear if Countywide was to continue in plumbing. I was laid off with excellent recommendations

I was hired as a Plumbing/Piping Estimator using Maxwell’s “Estimation” system. During the period of March 12, 2008 until July, 2009 I won 15 design/build projects with Soltek Pacific, RA Burch and Pac West builders valued at over 20 million dollars. These jobs are located in Camp Pendleton, China Lake, Coronado, Miramar and 29 Palms. All projects are making well over projected profit. During this time I also assisted in managing several projects. In July of 2009, I was promoted to full time project manager and was assigned a 1.8 million Plumbing/HVAC project in Coronado and managing in the completion of a $12,000,000 hospital project. In September I was assigned to assume control of an $880,000.00 Plumbing/HVAC project at 29 Palms. Finally, in October I was assigned a 2.5 million design/build Plumbing/HVAC project in the San Diego Naval Base. As of my release date, the projects that I personally managed were on time and under budget. I was laid off due to restructuring and declining economy.

August 20, 2007 Residential Manager, Boyer Metal Company, Flagstaff, Arizona

February 19, 2008 I was hired to establish a residential installer/sales training program, diversify existing products, increase sales volume and increase gross margin until such time as I would be transferred to the Commercial Department as a Project Manager. I was able to put together a comprehensive training program which became fully active January 11, 2008. The department finished the year with a 10% increase in volume and GM of 32% before write offs not related to my management. Since December, 2007, I have been working with Coconino Community Collage to establish a Residential Installer Certification program that is scheduled to start in January 09. Additionally I established an on going sales training for 2 sales personnel using live training, DVD, CD and online media. Finally, I was able to re-establish relationships with contractors and residential customers that had been lost over the last 2 years. While in the first month of the year there was a drop in volume, there was a huge increase in GM due to diversification of product line. It was the decision of Management to cut overhead in a declining market and I was laid off and the position handed to my assistant.

December 1, 2004- Project Manager-Estimator, Craig Plumbing, Lake Havasu City, Arizona

February 25, 2007 was hired to estimate and manage all commercial and single family home projects using Estimations Mechanical Estimating Program. I upgraded the existing estimating system to 2007 standards and received training in advanced use of the program from Estimation school in Phoenix. From December 1, 2004 until January 1, 2006, I estimated over $25,000,000.00 in work and won over 23%. I directed the duties of a general field manager with up to 20 plumbers. In October of 2005 I was authorized to hire a purchasing manager to set up and manage our new warehouse facility, coordinate and streamline our purchasing methods. Additionally, this position aided in the estimating of residential construction under my supervision. I successfully estimated, won and managed to completion projects for: EMJ Corp., GC Builders, Harker Construction, Landry’s, LDB Construction, PCL Construction, Pyramid Construction, L.D. Singleton Construction, Springs Del Sol Development, SR Construction, J. Victor Construction. From January 1, 2006 to February 25, 2007 I again estimated over $25,000,000.00 in work with an 8% success rate due to a decline in the local economy. From January 07 to February 07 I won $500,000.00 in new contracts and was laid off due to declining economy.

February 18, 2002- Project Manager, All Year Heating and Cooling, Austin, Texas

May 7, 2004 I was as hired on a contract basis to estimate, negotiate and manage a single family HVAC project of over $880,000.00. The system installed was a four pipe chilled water/hot water system that included commercial water heaters, pumps and built up chillers in a central plant, designed by Tom Green Engineers. After successfully wining the contract, my duties have been to manage all aspects of the project including purchasing, coordinating and managing sub-contractors, equipment and material suppliers. Additionally I have negotiated and priced change orders, produced shop drawings and supervised the duties of a job superintendent. Over the last 12 months I have successfully bid, won and managed over $300,000.00 in additional high end residential and commercial work. Project completed

January 31, 2002 Responsible for estimating and managing plumbing projects up to $700,000.00. Duties

Included using Trade Powers Estimation system to take off and price bid projects, change

Orders and negotiated work. Responsibilities included professional customer relations

with owners, general contractors, and suppliers. Overall management of assigned

projects. Was laid off due to declining economy.

October 8, 2001 Responsible for the overall management of 18 jobs valued at $3,000,000. Duties included

contract review, purchasing, change order negotiation and pricing, job scheduling, and

manpower allocations. Directed the duties of a CAD designer, Project Manager Assistant

General Superintendent, and Job Foreman on assigned projects. Was responsible for

maintaining professional customer relations with owners, general contractors, and suppliers.

Was laid off due to a sharp decline in the Austin economy after 9/11

Responsible for overall operation of a wholesale HVAC/refrigeration branch. Duties included inventory, sales, supervision of branch personnel and overall responsibility for the bottom line. Company close down.

Duties included responsibility for overall sales in a 100-mile radius from Tallahassee. Customers included commercial businesses such as Seimens, Natkin, Honeywell Service, and Trane Service. Also, I contacted and sold refrigeration to large commercial seafood companies, including boat refrigeration. Increased business from less than $500,000 to over $1,100,000 by March 2000. For the year 1999, the Tallahassee branch was the fourth fastest growing branch of over 250 branches.

Duties included sales of windows, doors, fireplaces and major appliances to contractors and their customers.
