Ability to take complex projects from the early conception from the layout and design phase, into construction, to obtaining the certificate of occupancy to close out projects on time and within budget for the soft and grand openings. I complete site survey’s prior to lease commitment, interface with city officials and DOH prior to final architectural drawings and permit submittal reducing costs and timelines. Provide budget costs for the entire project including owner supplied FFE items while communicating with the senior management during the process. Provide hands on supervision during the layout phase of framing, rough plumbing & electrical, case runs for soda and beer lines, along with wiring for POS, A/V and all specialty lighting fixtures to ensure correct locations for all equipment to be placed at a later date.

Possess an extraordinary understanding of F&B Services and have completed many F&B designs, from full kitchens, to cook line replacement roll outs. I have the knowledge to install grease traps, exhaust hoods and make up air units, ansul systems along with kitchen and refrigeration equipment and walk in boxes for refrigeration, freezer and beer coolers.

I managed intricate construction of new bowling centers in New York City, Anaheim California and a 12,000 square foot Ambulatory Survey Center, NYC Article 28 Licensure with hospital grade construction from the design through the grand openings. I have remodeled numerous facilities in many major cities across the United States while they were open operating for business with no disruption to their customers and their safety. Managed the installation used automatic scoring equipment purchased from Japan, designed test lab to refurbish the scoring systems and installed them at 14 locations across the United States.

Project Summary

Major Accomplishments

SPiN New York -- A fire erupted during a film shoot on a Tuesday evening setting off the sprinkler system. I was able to provide remediation and restorations repairs that allowed us to open the following day at 11AM. By that Saturday morning, we had full use of the VIP Room that had the fire with less than 3K lost in revenue in the days following the fire.

300 NY - 2012 Super Storm Sandy - Replaced 34 out of 40 lanes and bowling equipment, flooring and drywall due to water damage from tidal surge. Reopened 50% of lanes 12/10 with the center being fully operational on 12/15. Project Cost: 3M.

Smithtown Lanes - Blizzard 2013 - Roof collapsed due to uneven snow load. Rebuilt roof wood trusses and exterior walls as required, full roof replacement, all new interior finishes along with complete replacement of all bowling lanes and equipment. Project completed for start of bowling season. Project size 35K Sq. Ft., Cost 3.4M.

Price Lanes, Wilmington, Delaware -- A 75’ tall billboard that had fallen down onto the building on a Friday evening at 5PM due to high winds. I was able to have the center reopen on Saturday evening at 5PM for business after removing the billboard, bracing the structure and making roof repairs and obtaining signs offs from Wilmington City Officials.

Town & Country Lanes, Shrewsbury, Massachusetts -- Electrical fire in sub panel with large amounts of water and soot damage throughout the building. I was able to restore power to the bowling equipment, clean up and repair damages, and obtain sign offs from Fire, Building, and DOH to reopen within three days of the fire upon having an outside air quality test performed and approved.

Strike N Spare, Greenbrook, New Jersey -- I was able to avoid the costly installation of sprinkler systems mandated by the town’s Fire Marshal by submitting a design of excess doors that met New Jersey State code and was approved by the New Jersey State Fire Marshal. This was a savings of upwards of 600K.

Design and Development of OHSA Guards & Lock Out and Tag Out Devices -- Approved by OHSA to be installed on bowling equipment for Brunswick and AMF pinspotters and pinsetters. Managed rolled out and completed the installation mandated by OSHA at over 230 centers on 8,000 plus lanes.

Melville Lanes, Long Island -- Restored main 1600 AMP LIPA electric underground power service to building, replacing 300 feet of underground lines from pole to building within 48 hours over the weekend to reopen Monday morning.

Long Island Center of Digestive Health Endoscopy Center, Gastro Associates & Anatomical Pathology Laboratory Construction within an existing 30,000 square foot building consisting of a 12,000 square foot Ambulatory Survey Center, NYC Article 28 Licensure hospital grade construction, with 5 procedure rooms and 15 recovery beds. I also concurrently built an 8,000 square foot facility housing 11 Physician offices and exam rooms with an anatomical pathology laboratory. Building received exterior façade facelift with new entrance canopy and 2K Sq. Ft. addition along with site work of 21 -25’ deep drywells for storm water storage and asphalt replacement. Crystal Bees - Construction of a Boutique 16-Lane Bowling Center with two full kitchen cook lines, multiple bars and lounge, Arcade’s area, and Bocce courts on existing 35,000 square foot building. Project included site work of retaining walls, water retention storage, new sewer, and domestic water service, grading, and paving. Project Cost: 4.2M

Bowlmor - Norwalk, CT - Completed rebranding to an upscale bowling center, including interior and exterior finishes with full kitchen, bar with an Arcade with over 30 games, and Laser Tag Area. Project Cost: 2.7M.
