• Recorded and posted all Account Receivables from tenants and miscellaneous income.
• Coded all invoices from vendors with vendor ID and ledger account numbers.

• Filled out paperwork and provided back up information for new vendor ID’s and change

• Filled out paperwork and provided proper back up information to acquire a job number to
pay Broker Commissions.
• Filled out paperwork with back up information to apply for a job number to account for
all tenant improvements. Calculated how much money would be provided each year to
tenant on improvements.
• Collected and sorted all paperwork to bill tenants for extra use of HVAC.
• Billed tenants for excessive use of electricity, extra keys and light bulbs.
• Entered all bill back charges into Yardi, then charged to tenants accounts.
• Accounted for all variances on a monthly budget to actual expense report.
• Commented on tenants unpaid or prepaid balances on a monthly account receivable
report.
• Mailed monthly statements to tenants.
• Filled out forms for employee expense reimbursements.
• Filled out accrual reports at the end of every month for expenses incurred during the
month but not paid.
• Accrued all income earned during the month but not received.

• Managed three properties in downtown New Orleans. Combined the three properties
have 298 residential apartments and 6 commercial tenants.
• Union lofts has 33 fully furnished corporate apartments as well as commercial space
on ground floor.
• Maritime Building opened in December of 2010. The first two floors of the 11 story
building is occupied commercial space. The owner and major leaseholder occupies
part of the second floor. Floors 3 through 11 have 110 residential apartments and a
roof top pool, 2 saunas, 2 steam rooms, a fitness center and a media room.
• Saratoga Building has 155 residential apartments and the ground floor is available
commercial space.
• The maintenance of all equipment, systems, interior and exterior fell under my
responsibilities.
• My duties included invoicing, collecting, recording, and depositing all application
fees, security deposits, commercial, residential and any nonresidential money the
three buildings generated.
• My responsibilities included ordering, receiving supplies and equipment. I review and
code all invoices and payables for all three buildings. As well participated in the
annual budget preparation.
• Performed move in and move out inspections, generated work orders and prepared
security deposit dispositions. Managed any problems or issues that may have arose
with the tenants.
• Used software program Yardi Voyager daily to record income, expenses, generate
work orders and record information and reminders regarding all tenants. Yardi
dashboard provided me with information regarding move ins, move outs and lease
expiration dates.
