• Provide supervision of the overall operations of ten communities with a clear understanding of the owner’s objectives and the community economic and physical requirements.

• Visits each property at least one per week and completes property visit report. Perform regular community inspections and provide written report to both on site personal and manager.

• Review weekly sales report activities, focusing on prospect target marketing, rent levels, closing percentages and lease expiration management.

• Ensured that all communities are operating under all applicable company residential policies.

• Ensured and enforced fair housing laws and state and local landlord tenant laws.

• Perform duties normally associated with a management position such as hiring, training, evaluating, counseling and terminating property managers and other subordinates. Support and monitor employee personal development plan.

• Provide leadership and motivation to the field personal as well as acting as the overall resource person for the assigned communities/ managers.

• Review competitive surveys and recommend increases and /or specials when appropriate.

• Conduct regular monthly training/ educational meetings with property managers of assigned communities and develop the format disseminating information.

• Participate in regular monthly operations review with RVP/RAVP and asset managers.

• Review and approve paperwork and reports from properties including payroll changes, overtime, bonuses, payables and status reports.

• Respond to complaints and resident concerns in a timely fashion.

• Implement, monitor and evaluate resident services, retention and lease management programs.

• Research and select competitive vendors as needed.

Computer Skill sets

• Proficiency in all Microsoft suites including 95,98,NT, 2000 and XP .
