*Personal Achievements; Written survey permitted 37 tracts in 1 day: Written survey permitted (landowner and tenant) 46 miles in 15 days: Handled 904 tracts as agent, closed 894, 10 went to legal, 8 settled before court date set, 2 tracts to Condemnation: First Project as ROW Project Manager came on, with Project 4 months behind schedule but only slid construction start date by 14 days: First Project as ROW Project Manager was given a personal bonus for turning the project around.

Responsibilities:
Oversee/finalize all negotiations for survey, easements, damages, compensation payment, state, county and railroad permits. Check for completion and accurate documentation of all phases of each tract for the entire project. Relate all vital information to client verbally and follow up with periodic electronic or hardcopy reports. Train all new agents in the procedures, negotiations, all aspects of being a Right-of-Way agent and report their progress to manager.
Define initial route, placement of valves, sites, crossings for the entire pipeline. Finalize routing issues with survey, landowners, client and engineering. Review survey plats, tract maps and alignment sheets. Met weekly with client on project and land acquisition status to address cost per foot, agreement verbiage and at times condemnations. Reviewed title, plats, ROW agreements and alignment sheets before release to construction. Resolve all issues from title, survey, agents, landowners and tenants.
Ran 30 year title, deeds, easements legal description and deed plot for placement. Evaluate licenses, warranties, maintenance agreements, and vendor contracts against audits to company`s legal compliance and asset upkeep, upgrades, repair and replacement.
When needed, met with agents and lawyers of landowners to negotiate terms of agreement and damages in order to close a tract. Direct survey crew chief in daily work load. Work with construction foreman/landowners throughout the construction phase to help streamline the process.
Write all document changes for client approval. Interview/hire agents, assign work load and evaluate personnel. Set procedures and policies in place for all aspects of the project and oversee to personnel to see that all of them are followed.
Resolve all issues from title, survey, agents, landowners and tenants.
Finalize routing issues with survey, landowners, client and engineering. Review survey plats, tract maps and alignment sheets. Buy Right-of-Way (surface sites, compressor sites, pump stations, road access, etc). Deal with all landowner issues (trespass, construction, trees, fences, etc)
