Beacon Management

Regional Vice President - (5/08 to 11/2011 (corporate restructuring/downsizing resulted in combination and elimination of regions outside the corporate office and relocation was not an option at that time. Excellent reference is available.)

Responsibilities included the supervision of five distressed multi-family properties totaling 1,576 units in North Carolina and Florida.

* Analyzing current staff and re-staffing where necessary, examining and renegotiating existing contracts, correcting deferred operating maintenance as well as deferred capital improvement needs, creating and implementing budgets, and evaluating accurate market information to position properties competitively.

* Occupancy increased 12% in 6 months and the properties repositioned with a qualified resident profile to eliminate crime and reduce delinquency. Delinquency was reduced 26% in 6 months.

* My position also supported the corporate office by testing and assisting in implementation of new software on the properties as well as performing due diligence for new acquisitions and preparation of dispositions.

Resource Residential

Regional Vice President - 10/07 through 6/08 (the entire management division of previous employer was hired to start up the new management division of Resource Real Estate and manage assets in house. Excellent reference is available.)

As the result of the sale of America First Apartment Investors, the entire management team was hired to create a new management division Resource Real Estate. This position was instrumental in the successful takeover and set up of the new management division as well as bringing forty multi-family properties in-house from third party fee management. * Responsibilities included repositioning properties to meet budgeted NOI and Sarbanes Oxley compliance.
