Objectives

I'm looking to continue my employment in the property maintenance field. I possess 6 years of experience in the field, with a background in construction . The last 3yr as the Maintenance Supervisor, my first property was a 304unit property in Folsom California.

My last property was a 384 unit property in Natomas . While in this position I supervised teams of 3 and 4 at the respective properties. I excel in trouble shooting and team building, I also believe in putting forth the best possible product to the community that I am working .

Maintenance Supervisor,

Check equipment daily to ensure that it is in working order. Schedule work orders to be completed throughout day, with residents and in computer system. Make sure work was competed to specifications and established standards set forth by company .Supervise a four member team at a 384 unit property, responsible for day to maintenance schedule unit turns, move ins/outs prep and walkthroughs . Order supplies and equipment for property . Inventory stock to ensure that supplies and equipment are available in adequate amounts. Recommend or arrange for additional services, such as painting, capitol projects and renovations . Perform or assist with any maintenance or cleaning duties as necessary. Perform financial tasks, such as estimating costs and preparing and managing budgets. Instruct staff in work policies and procedures, and the use and maintenance of equipment. Evaluate employee performance and recommend personnel actions such as promotions, transfers, and dismissals. Plan and prepare employee work schedules. Inspect and evaluate the physical condition of facilities to determine the type of work required. Prepare reports on activity, personnel, and information such as occupancy, hours worked, facility usage, work performed, and departmental expenses. Confer with staff to resolve performance and personnel problems, and to discuss company policies
