I have six years of experience performing as the Owners Representative for Memorial Sloan Kettering and St. Vincent Hospital. Additionally, I worked for the General Contractor as a Project Executive for the Tiffany`s Capital Improvement Projects done on the retail stores in the tri- state area. My primary responsibilities were to represent the GC to the Senior Executive team of Tiffany`s Project Team. Senior Owner Representative Construction Manager June 2007 to Dec 2012 Granary Associates- Architects and Engineers

-Develop cost estimates of assigned projects and solicit and obtain bids from contractors, subcontractors and material suppliers.

-Maintain detailed project construction progress schedules.

-Maintain properly executed contract and purchase order agreements, insurance certificates, bonds and other documents as required to protect the interest of the Company.

-Monitor logs for tracking shop drawings, contract documents, submittals, requests for information, change orders, material delivery logs and other documents as determined necessary for a successful project.

-Insure that the project is constructed in accordance with the contract requirements and specifications and with the required quality.

-Maintain weekly meeting minutes; memorializing the weekly meetings throughout the life of the project

-Possess working knowledge of all project plans, specifications, contracts with general contractors, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and all other project related documents, and obtain a complete and accurate set of as-built drawings.

-Analyze change proposals, and prepare revisions to the master cost breakdown as a result of change orders and management revisions with direction of Sr. Director.

-Document potential schedule delays and promptly notify the Sr. Director and keep the Sr. Director fully informed in a timely fashion with regard to any and all problem areas on the project.

-Maintain good relationships with the architect, engineers, subcontractors, suppliers, municipal authorities and company personnel involved with the project.

-Actively participate on internal team(s) that focuses on continuous improvement of the construction process.

ACC Construction

-Communicate with Owners on a daily basis with schedule, Owner provided equipment, soft cost issues and trade coordination. -Complete build of construction projects, including site work, foundation work, framing, roughing, finishes, and punch-out.

-Responsible for all project related documentation in tracking design/build.

-Responsible for daily work activities of Project Engineer and Site Superintendent.

-Weekly status reporting, including budget tracking and schedule tracking.

-Preparation of construction contracts including subcontractor agreements, purchase orders, and change orders.

-Supervision of in-house field crew and subcontractors including laborers, operating Engineers, Carpenters, -Plumbers, Electricians, Mechanical workers, Pipe Fitters, Painters, etc.

-Bid administration such as preparation of requests for proposal, bid leveling, and communication with bidders.
