Directly responsible for the daily operation of a default loan servicing division for American Home Mortgage Servicing, Inc., the nation`s largest privately held home loan servicer. Direct oversight of the division with over 214 FTE's. Duties included the selection, interviewing and hiring for all mid-level and above positions within the department. Worked directly with foreclosure, bankruptcy and eviction attorney networks. Part of the executive intake team responsible for boarding over 100,000 loans from Citi into the AHMSI proprietary servicing platform. Monitoring the day to day activity of the asset management teams to insure compliance with GSE and private investment pooling and servicing agreements, internal auditing requirements and KPIs. Represented the company at industry meetings and conferences. Wrote policy and procedures for the division and saw to their implementation. Inspected assets and reported to executive committees on the loss mitigation and severity of key assets. Developed an incentive compensation program for all levels of employees in the division and created a new profit center that funded it. Consolidated offices in Jacksonville FL, Irvine CA and Irving TX into the headquarters office in Irving, TX. Established new company-owned asset management company called PowerREO. Reduced the amount of business handled by outsourcing companies from 50% to zero. Increased staff size from 70 to 214 in less than 8 months. Responsible for the operation of a default servicing division for Indymac Bank FSB which included the day to day operation of the division and its` rapidly increasing REO asset inventory. Successfully increased REO department administrative, asset management and closing staffs to over 65 FTE's and 9,000 assets in six months. Monitored the activity of the teams with my management staff to insure compliance with pooling and servicing agreements, internal auditing requirements and KPIs. Represented the Bank at industry meetings and conferences. Wrote policy and procedures for the division. Reported to executive level bank committees on the loss mitigation and severity of key assets. Worked closely with the foreclosure department in evaluating and predicting volume. Assisting with critical decisions concerning short sales and loss mitigation as well as making decisions that involved GSE asset repurchases. Worked with the FDIC insuring a smooth transition when Indymac underwent conservatorship.
