Santa Ana Unified School District, CA ($12 million) client contact: Jerry Hills 714-***-****.

As the Construction Administrator, I worked closely with Jerry Hills S.D. Mgr. of Const. and URS Construction Manager to complete the procurement, construction and commissioning work for Heroes Elementary School.

Implemented the C.H.P.S. program for High Performance Design and Construction obtaining an additional $350,000 in state funds by using 30% recycled materials throughout the buildings and received the Green Apple Award in 2007.

*Managed, monitored and controlled the scope, schedule and budget in order to ensure project success and deliver the project on time and within budget. Processed payment requests, RFIs, change orders, submittals, correspondences, emails; while keeping key stakeholders informed of the construction progress.

*Prepared and issued punch lists and closed-out checklist based on the specifications for extra-stock materials, keys, certificates, warranties etc. in the Operation and Maintenance Binders submitted with the as-built drawings.

*Change order management between DSA and field inspector. All changes were submitted and approved before the buildings were occupied.

*Prepared and distributed a budget and schedule reconciliation report to the School Board Members including weekly construction photographs.

Drama Addition and Gymnasium Replacement Projects.

*Acted as the liaison and coordinator for the school district staff, engineers, Contractors,

DSA State Field Inspector and Fire Marshal, local Agencies and Utility Company's for all three projects simultaneously.

*Conducted weekly meetings for construction, processing payment requests, submittals and shop drawings, answering rfi's, reviewing change orders etc. on all three projects.

*Managed and maintained the scope, schedule and budget of all projects to ensure project success in order to complete the work on time and within budget.

*Monitored the contractor operations for conformance to contract documents, applicable codes, contractor claims review and negotiation, inspectors and testing agencies work over site and actively assisted contractors and design team in the resolution of existing field conditions, drawing ambiguities and the project close-out with DSA.

*Managed, monitored and controlled the scope, schedule and budget for all projects simultaneously.

*Conducted periodic quality assurance inspections, construct ability reviews, value engineering studies and prepared monthly status reports for all projects.

*Prepared agendas and conducted weekly construction meetings, prepared and issued contracts to sub-contractors and then managed them to achieve high quality results in the field.

*Coordinated with the sub-contractors for the overall construction sequence, payment request review and approval, and change order management.

*Scheduled and coordinated all testing and inspection services to insure that the desired quality of the finish product is accomplished in accordance with the contract documents and building codes.

As the in-house Architect, I was responsible for providing and supervising design services for minor and major capital projects for existing and new facilities at Fontana and Riverside Medical Centers from the programming phase to project completion. The largest project was the Outpatient Medical Facility at Fontana; which was a multi-prime contract with a Guaranteed Maximum Price. The first phase was to build a 1,800 car parking structure. The second phase was to build the 300,000 s.f. Medical Office Building and the final phase was to connect the building to the parking structure with a 3 story pedestrian bridge. *Coordinated and planned the funding and design of new and existing facilities.

*Acted as the liaison between the medical center staff and the outside consulting Architects, Engineers, Contractors, & State Agencies.

*Assisted in the development of the Master Plans for both Medical Centers and implemented the projects through strategic hiring of Architects, Engineers & Contractors.

*Managed and supervised outside consultants for the preparation of design concepts, design development and construction documents to ensue compliance with program requirements, Kaiser Construction Standards and conformance to applicable codes.

*Negotiated terms, conditions and costs for large projects related to design professional contracts and construction change orders.

*Supervise in-house construction staff for the completion of all small project work.

*Observe, monitor and document the work of the architects, engineers, contractors included but not limited to oral and written communications, Memos to on site staff
