To obtain a position as a building operations engineer for a progressive company interested in hiring an innovative, goal orientated self starter with supervisory experience, capable of teaching/training less experienced people by example and providing them with the tools, skills and incentive to succeed in saving the company/corporation both time and money. Chief Operating Engineer

n I have a Chief engineer grade C license and have been certified as a refrigeration technician type universal. As a chief engineer, I have had experience both in assuming responsibility and delegating it to others. I am familiar with Johnson controls, 480V 3PH motor control magnetic starters and AHU controls. I am able to read and interpret electrical, blue prints and pneumatic prints. I am proficient in the use of power tools, electrical and mechanical maintenance, replacement of V belts, bearings and shafts. I possess thirty four years of hands on experience and expertise in all of these areas. I am confident that I would be an asset to any company or organization looking for an employee with these skills.

n Supervise, teach, motivate and schedule other engineers with modern inspired technique.

n Schedule and expedite all preventative maintenance procedures, including looking for possible problems before they become a expensive repair or detriment to the company/corporation.

n Supervise and/or perform the following functions: Initiate/perform operation of all heavy building equipment including chillers, boilers and air handling units. This includes but is not limited to: Repairing chill/hot water and condenser pumps ( maintain condenser pumps, grease bearings/couplers and check clearances ). Clean boilers, take boiler readings, clean cooling tower and roof, perform water tests daily. Maintain water softeners, maintain and repair air handling units ( grease bearings, change filters/belts as needed ). Check / maintain trash compactors, diagnose/ assist/ handle all water leak/flood emergencies ( clean out drains/repair when indicated ). In case of fire/electrical emergencies ( disable fire alarm/sprinkler systems ) when required for repair or emergency and alert those who need to know. Maintain/repair all exhaust fans, Re-lamp, re-ballast and recycle all lighting fixtures as needed and perform electrical repairs as needed. Respond/resolve all trouble calls.

n Make out work schedules, prioritize and assign duties to other engineers according to the company/corporations hours of operation. Recommend, request and order the supplies needed to perform necessary building operations, Post and inform all engineers of MSDS ( material safety data sheets ). The nature, location and purpose of them and why it is necessary to be informed. This step is crucial in preventing accidents resulting in potential lawsuits and can, if not taken seriously, destroy a good company.

Ability to operate and maintain chillers, boilers, pumps, cooling towers, heating, cooling and water systems (including water treatment and tests ), HVAC units, unit heaters, electrical distribution, lighting systems, plumbing, pneumatic and electrical controls, energy management systems, air compressors, hot water heaters, water softeners, as well as a huge assortment of company equipment.

Management skills include ability to delegate duties and authority, assign tasks, schedule employee shifts in the best interest of the company. I have always treated employees fairly and respectfully. As a result, have seldom had a problem with non-compliance. I believe it is my responsibility to encourage the employee to do his best and provide them with the tools in order to accomplish this.

I have work experience of thirty-four years at a major mall in all facets of this job. At this time, I am working for Lockheed Martin until their building closes this next March, 2013.
