Facilities Service Manager

Manage unionized staff of 22 journeyman building engineers in a building portfolio of 1.5 million GSF, with $5 million budget, consisting of classroom, office space, and research laboratories in multiple buildings of various ages and complexities. Improved the appearance and condition of the spaces using the Five S methodology. Optimize productivity, decreased downtime, increase safety, improved and space utilization by 30 percent.

Monitored, and approve outside contractors to participate commercial and industrial incentive, and rebate program. Added 11 variable speed drives, 1350 steam traps use an in house personnel, insulated 1850 feet of steam piping to reduce the overall energy costs by 25 percentage . The University received $125,000 in rebates and incentives.

Managed, prioritized, scheduled assigned work (daily management and long-range planning), inspecting work for quality and completion, and coordinating emergency and urgent work. Developed, the University comprehensive follow-up inspections SOP for plan maintenance program. This program increased 100 percentage the Engineers accountability, and training.

Work with architects, contractors, and building users, when building renovations or major systems repairs occur to ensure that this work is done in a safe and efficient manner on 15 major renovation and retro-commissioning projects. Resulting in the 20 percentage reduce in overall energy cost for the University.

Effectively use computer technology (computerized maintenance management system, building automation system, procurement authorization logs, etc.). Developed and monitored in conjunction with an outside vendor a chiller optimization program for two central utility plants. The program allowed the University to reduce its HVAC energy cost in the plants by 12 percentage .

Created, reviewed and analyzed reports facilitate work flow, ordering materials, process improvement, and all management functions as required. Daily planning, scheduling and completing shop contractor work assignments in a timely fashion. The key point indicators from the reports allow the backlog to be reduced by half.

Developed, implemented, operated, and system administrator of Maximo (CMMS) system developed by the University of Chicago Facilities Services. Administrator for four building engineering shop comprised 157 engineers, 267 building, and over 220,000 pieces of equipment assets consisting of air handling units, pumps, variable speed drives, motors, chillers, exhaust fans, rooftop units, split systems.

Performed the initial job screening, analyzes job requirements, conducts job research and builds detailed job plans for over 9000 equipment asset, created monthly, quarterly; and annual PM schedule in Maximo (CMMS), Ensuring the custodianship of all equipment numbering, and preventive database is maintained pristine.

Ensuring an orderly and timely transition of over ten thousand work orders yearly from the request stage to the waiting for approve backlog. Assisted in the coordination, development, and reviewed Maximo's key performance indicators (KPI) trends, makes recommendations for improvements to their need for daily output, equipment reliability through pro-active maintenance.

Developed, implemented, operated, and system administrator of mobile management (Syclo) system developed by the University of Chicago Facilities Services administrating to 95 mobile devices, ensuring device accuracy, conductivity and up-to-date information available from Maximo.
