*My duties were to assess defaulted mortgages and real estate
scenarios for borrowers and make professional assumptions based
on financial criteria and process modification applications spending
time up front gathering financial documents(Tax-returns, pay stubs,
bank statements, mortgage statements, 4506-Tforms, Borrowers
Authorizations, etc for smoother, more efficient process. With revised
eligibility criteria I will make the transitional stage of the applications
by faxing or e-mailing the CRM (case relationship managers) assigned
for under writer review for new loan terms under programs such as
HAMP, “In House Modifications agreements” and refinances through
HARP. In process, I will maintain constant communication between
borrowers, CRM’s, Under-Writers, and trustees if necessary. If the
client was in bankruptcy, I will get attorney consent or discharge
paper work with borrower’s authorization to move forward with a
modification through the bankruptcy department. This will avoid
costly arbitration for both parties by facilitating the common
adjustments that include: Interest rate reductions, extension of length of loan
term, change to loan type or a mix of all adjustments with meeting proper deadlines.
Aurora, Ocwen, Bofa, Chase, Well Fargo, Freddie Mac and/or Fannie Mae were all to
name a few that will I submit and process loan modifications through.
If a loan modification was not made an option I will help the borrower make the transitional
short sale stage process. I will negotiate short-sales approvals for debt reconciliation, in
process, meeting lenders (Aurora, Chase, Bofa, Wells Fargo) deadlines and financial
requirement before foreclosure and meeting all parties interest as well as agents, escrow,
notaries, appraisers, and title companies for a successful transaction. This process will
offer alternatives for foreclosure prevention.

documentation for “loan approvals” (VA,FHA,CONVENTIONAL) for “offer”
eligibility for short-sale properties, REO's and traditional transactions. After

Accepted a temp contract as Foreclosure eviction associate; processing
unlawful detainers for court processing, data input, policy eviction
procedures, quality assurance on conformed claims sealed by attorneys,
analyzed high volume of foreclosure data input, negotiated with Spanish
& English speaking clients for cash for keys and reconciliation. My work
also prevented arbitration or court proceedings which reduce court fees
