Maintenance Specialist 2007 - 2010

Managed all aspects of maintaining 92 company owned gas stations on the west coast, including California, Oregon and Washington. Supervised repairs to all fueling components, buildings, yards, lighting, landscaping and all food service equipment. Manage $2.4M budget, contracts and safety program for 4 contractors.

• Led procurement team process to combine fueling and facility services for Oregon and Washington, with annual savings of $100K.

• Managed Damage Claim Process for all company owned facilities. Significantly increased costs recovered by company from damage done by customers.

• Continually reviews stations for capital improvement needs. Request and apply for capital funds for station improvements. Reducing maintenance budget by up to 10%.

UST (Underground Storage Tank) Compliance Coordinator 2004 – 2007

Managed tank testing program for up to 650 company owned facilities in Florida, California, Oregon, Washington and Hawaii. Testing included all tanks, lines, dispensers and air quality testing done on an annual or semi annual schedule. Also, CA specific SB-989 testing.

Managed a $2.73M budget, scheduled work, repairs and reporting to all required government agencies.

• Synced underground (water table) testing and air quality testing to reduce time stations needed to be shutdown.

• Increased contractor base to include small and minority owned business to increase competition and reduce costs by obtaining increased bids for work.

• Worked with testing contractor to ensure testing failures are repaired and re-tested on the same day to reduce downtime to stations.

Project Foreman 1995 - 2004

Acted as the contract supervisor for on-site construction and Operations and Maintenance activities. I held this position at three Chevron facilities in the Bay Area. This includes time in the Research Facility at the Richmond Refinery, and office complexes in Concord and at the corporate headquarters in San Ramon.

• Received State certification as “Competent Person” role in asbestos, lead abatement. Any work requiring the above mentioned tasks required my review/approval.

• Ensure all contractors are conducting all work activities in a safe and controlled manner to ensure workers and tenants are kept safe. Reviewed work permits on all jobs. Sent out tenant notifications on scheduled work to minimize disruptions to tenants.

• Supervised daily activities of work to ensure schedule and budgets were on track. Reviewed change orders and obtain approval of increased costs with Project Manager.

Pipe Shop Foreman 1989 - 2004

Directed eight company and up to 15 contractor pipefitters to support all maintenance and construction activities at Chevrons Research Facility. Managed all work scheduling, estimates, time approval and material purchasing. Ensured all Safe Work Practices are in compliance. Reviewed and signed all fire, lock out/tag out, confined space work permits.

• Estimated, scheduled and purchased all materials for projects. Kept shop supplies and equipment stocked and in order. Review timesheets and approve all work.

• Obtained “Competent Person” training in lead and asbestos removal to delete the need to pay contractors for this service.

• Wrote a process and proved training to all trade personnel to comply with state requirements for lead/asbestos work.
