Most discrepancies during or after construction completion were corrected, but some Owners took legal action and I supported the Owners in the discovery information and documentation for their legal counsel.

1967-1979 - Associate, Project Manager / Construction Administrator for Caudill, Rowlett & Scott - Sirrine (A/E & CM international firm): Prepared design development and construction documents for mainly educational and healthcare facilities, cost & feasibility studies, space programming, building code compliance reviews, materials take-off, specifications, bidding documentation, client relations, hospital on-site clerk of the works (3 years), national architectural/structural project administrator on multiple projects, document control for site visits and project meetings, shop drawing reviews, change order analysis, construction quality / compliance control, project cost accounting, fee development, and additional services proposals. Saved millions of $ for clients in the design and construction of projects due to knowledge and experience.
1979-1981 - Assistant Vice President of Texas Commerce Bancshares: Responsible for integrated development process of site location analysis / space program / design / construction / furnishings / regulatory approval and occupancy of all member banks with a three member staff.
1981-1982 - President / Owner of Colorado Development and Construction Corporation: Developed and constructed two multi-family housing projects. Led and supervised the design and construction process with multiple consultants and sub-contractors.

Saved millions of $ for the College in upgrades to energy/emergency power and a design / installation of a 17-18 meg ohm water source.
1989-1991 - Program Director with Heery International (A/E & PM firm) for $301 million hospital expansion. Supervised 8 member staff and inspectors. Completed and occupied project.
1991-1997 - Project Director of Healthcare Facilities for JCM Group (PM / CM firm): Provided -trouble-shooting services for occupied healthcare facilities as well as business development and as a project executive role on projects. Wrote a FEMA Grant for the Pasadena City Hall and they received $12 million in assistance. FEMA liaison for LA County after -Northridge Earthquake- for 2200 facilities.
1997-2000 - Project Manager with Heery International (A/E & PM firm) for CALTRANS District Headquarters` and parking structure. Completed and occupied project.
2000-2002 - Healthcare Business Development Consultant for Turner Construction (PM/CM Dept.): 99% of my written qualification/proposal responses to clients were short-listed for interview.
