Resume of General Partner

BRUCE THAYER

Founder, Managing General Partner

Bruce Thayer is a 37 year veteran of the multifamily investment industry with extensive experience in market evaluation, income property analysis, multifamily acquisition and divestiture, commercial financing, property valuation, planning and executing value-added strategies, apartment renovation, asset repositioning, multifamily property management, partnership formation, capitalization and asset management. Thayer is well known in the industry for his hands-on asset management style and his creative partnership investment strategies. Now in his fourth decade of multifamily investing, Thayer has successfully acquired, sold and operated apartment properties during every type of economic condition. His extensive Track Record speaks for itself.

Establishing his Real Estate Agent s license in 1974, Thayer worked exclusively in apartment property sales until 1979. After earning his Real Estate Broker s license later that year, he was took over the position of Sales Manager and Designated Broker for David Meyers, Inc., a large commercial real estate brokerage house based in Seattle, specializing in apartment investments. At 29 years of age, Thayer was the youngest commercial real estate Sales Manager and Designated Broker in the Pacific Northwest.

During his years as Sales Manager and Designated Broker, Thayer was directly responsible for overseeing every aspect of the transactions generated by the company's 30+ person sales force. This amounted to literally hundreds of multifamily transactions per annum, for several years running. He considers this period of intense transactional immersion his Street PHD in the world of multifamily property investments.

In 1981 Thayer made his first multifamily acquisition as a principal. Establishing a partnership with the pension fund of a Seattle area bank, Thayer and his business partners purchased a five property apartment portfolio in Anchorage, Alaska. After completing a modest renovation, the properties were resold once the soft "oil patch" market cycle had recovered. Thayer and his partners earned more than 200% on their investment in less than three years. This Alaskan "contrarian market" success proved to be a hallmark of Thayer's investing style for the rest of his career. Soon after selling the Alaska portfolio, he resigned his position as Designated Broker and Sales Manager to pursue a full time career as a principal in the multifamily investment industry.

Since that first partnership investment in Anchorage, Alaska, Bruce Thayer's company, Thayer Residential, has sponsored multifamily partnership represent acquisitions and divestitures totaling over $384,000,000 which represented over $60,000,000 of partnership equity capital. With very few exceptions, the company's partnership apartment investments have earned excellent returns, each of which is described in detail from property acquisition through resale on the investment page. As of the time of this writing in 2011, no Thayer Residential partnership has lost any of its original investment capital.

Thayer has built a powerful and loyal investor base with individuals, institutions and financial advisory firms from all over the United States. Perhaps the best testimonial to his partnerships' success is the fact that for the last twenty years, nearly seventyfive percent of every Thayer Residential partnership is made up of repeat investors, many investing over a dozen times through the years.

Bruce Thayer is a Seattle native and an avid outdoorsman. Explorations into the Cascade and Olympic mountain ranges as a Boy Scout exposed him to mountain climbing and later, technical rock climbing. These endeavors ultimately became life-long passions and took him around the world in pursuit of climbing adventures for almost thirty years. Today, Bruce has hung up his climbing gear but remains very active in several, less demanding sports.

Bruce and his wife Connie have been married for 33 years. They have two children and one grandchild. In 2005, Bruce and Connie Thayer established a charitable branch of the company named, Thayer Residential -Projects With A Purpose, with the goal ofsupporting children's education and other worthy causes.
