Seeking Property Caretaker Position -- Reliable and trustworthy man with five years continuous experience as property caretaker. Has resort, ranch, and private residence caretaker experience. Looking for a remote caretaker position, specializing in absentee owner situations.

I do not have an RV or camper, so I would need living accommodations like a private room, cabin, or small house.

Availability for a start date sometime after September 1st, 2011, due to current commitments. Willing to consider a long-term seasonal repeat position providing the terms of agreement represent an equitable exchange of compensation in return for my services. Lazy K Bar Ranch Caretaker Lodge Caretaker - Crazy Mountains North of Big Timber, MT - Started September 12, 2010 and commitment through June 10, 2011

Ranch altitude = 6,000 feet

Responsibilities include:

Monitor public gate traffic activity which transitions through ranch property for access to the National Forest campground

Ranch security to discourage trespassers

Frequent Patrol of 3 mile stretch of ranch property road during hunting season to deter poachers

Cabin fence post and porch floor repairs as required plus other various repairs when weather permits and for all seasons

Occasional property rounds to access, record, and repair (when weather permits) any damages to buildings

Felling dead Aspen trees with chainsaw for firewood, cutting to size for splitting, splitting firewood for summer ranch inventory-caretaker supply, and deliver firewood to each required location

Shovel tons of snow to create walkways for access to the more frequented parts of property

Occasional errands or additional tasks per request of ranch owners

Internal and external chinking repair for cabins in spring

Regular communication with property owners for ranch status

Mount Rainier Guest Services - Night security summer job at the The Paradise Inn - Started May 5, 2010 and completed contract August 28, 2010

Responsibilities included:

Patrol complete hotel property 4 to 5 times during each shift mainly for fire watch security

Make sure all kitchen doors locked to discourage theft and unauthorized employee access

Monitor employee gatherings to ensure alcohol and drug policies were being observed

Occasional interface with Sheriffs relating to various problems involving missing guests or insubordinate employee activities

Respond to guest complaints made by other guests and/or employees

Preventative maintenance checks for boiler equipment and fire sprinkler system

Monitored walk-in coolers and freezers for acceptable temperature ranges

Communicated any problems to Maintenance Manager that threatened loss of services to customers or potential spoilage of food

Occasionally assisted night porters with duties they could not accomplish alone

Created a detailed report of issues experienced for each shift worked and submitted to hotel manager

Rancho Recluso a 600 acre ranch located in the high desert of northern Nevada - Short-term house sitter-caretaker situation- Started September 9, 2009 and finished October 7, 2009

Responsibilities included:

Provide property security for this large and remote ranch

Repaired an insulation box connected to water storage tank replaced insulation and sealed (caulked) to water tower to keep out rodents

Cleaned 1,400 square foot house

Kept gates locked to prevent trespassers

Ran errands to pick-up supplies for repairs and for house

Ecosystems located in Damascus, Oregon - Summer position helping solar energy contractor run business and work on construction projects around his property - May 12, 2009 through end of August 2009

Responsibilities included:

Preparing and shipping of solar components

Pick-up of large incoming shipments at local warehouse

Fix damaged solar panels

Delivery of solar panels and components to clients

Property improvements like some minor carpentry, finishing deck, building shelves for office storage, painting exterior of office building, and rough carpentry project for pole barn office

Rocky Mountain Biological Labs (RMBL) - Summer maintenance work crew and winter caretaker position- Started July 24, 2008 and finished May 8, 2009

RMBL altitude = 9,500 feet

Responsibilities for summer work crew included:

Building improvements

New fence installation

Old fence repair

Keep cabins supplied with propane

Minor cabin repairs

Errands to pick-up supplies in town

Open 70 buildings in late spring and close down site buildings for winter

Minor handyman repairs

Responsibilities for winter caretaker included:

Security for 70 on site buildings at the lab

Guest cabin responsibilities like greeting guests, providing water for guests, and changing propane bottles as needed

Cleaning guest cabin and outhouse

Making sure guest cabin and outhouse have necessary supplies

Snow shoveling

Cutting firewood

Snowshoe town trips to pick up mail and supplies 8 miles round trip

Bi-weekly weather station monitoring

Monthly dendrometer tree readings for scientist

Other minor repairs where required

Los Ojos, New Mexico property caretaker for 2,400 square foot private residence on Heron Lake - Started January 1, 2007 and finished June 18, 2008

Responsibilities included:

Property security

Light handyman repairs

Reacted to and handled various emergencies to property owners satisfaction

Obtained bids, hired contractors, monitored their work and reporting back to the owners in Germany for several construction projects including:

a.) Installation of new well water system as water system froze up in January 2007 right after I arrived

b.) Installation of new septic system

c.) Installation of a rain gutter system with heat tape

d.) Installation of new wood stove with newly constructed platform for stove

e.) Wall repairs due to rain damage

f.) Construction of new downstairs bathroom

g.) Installation of about 1,000 feet of new ceramic tile downstairs

h.) Installation of Reverse Osmosis system

The minor repairs I personally performed around the property were for:

Maintenance of a water treatment system

Clean out shower heads due to rust build-up

Clean out faucet tip filters that get clogged with rust and grime

Rinse and clean septic filter, caulking

Repair small wood damage jobs on doors with wood putty

Painting where required

Camelot Adventure Lodge caretaker located in back country of Canyonlands National Park near Moab, Utah - 6-month assignment as the lodge was up for sale and was sold during my time there - Started July 31, 2006 and finished in December 2006

Responsibilities included:

Responsible for animal care for camels, chickens and dogs

Assisted owner with minor repairs at his request

Monitored Solar System when owner was away since we lived off grid

Interacted with guests and helped with cleaning guest rooms on occasion

Assisted owner and guests with Camel walks usually leading 1 camel with a rider

Ran errands to pick-up water and other supplies in town for Lodge

Cut fire wood as needed

Provided security and care of property in owner s absence.
