SENIOR PROJECT MANAGER/PRINCIPAL PLANNER
Led commercial construction project management team for this leading general contractor and custom
homebuilder. Served as construction project manager on several design/build commercial projects in Placer
and Nevada Counties, from initiation phase through construction and closing. Responsible for RFP s, bidding
and procurement, document control (RFI s, change orders, version control, etc.), submittals review, project
scheduling, safety/loss prevention programs, SWPPP, and tracking costs to budget. Served as company
representative at site walks, turnover meetings and post-construction walks. Conducted weekly project
meetings and prepared reports to management and owner. Accomplishments included:
Transformed the internal bidding and procurement process to an electronic version that utilized a
combination of email, FTP site and Outlook
Participated in marketing activities for Gray Construction commercial division; responded to RFP s
and developed a winning proposal format for all Gray Construction competitive bidding
Led team of 40+ subcontractors through on-time completion of 43,500 sq.ft. AJA Video corporate
headquarters and manufacturing facility
Led 10-member consultant design team through design phase and expedited entitlements for
$15 million Ridgeview office complex, including mitigated negative declaration and wetlands
permits; developed financial model and served as owner s representative in lender financing process
Served as site evaluation and acquisition consultant to Dutch Bros coffee franchise, including the
Placer County entitlement process and securing a Caltrans encroachment permit for Highway 49
Delivered $200,000 in savings to owner from subcontractor negotiations and value engineering for
the Wolf Creek Village project, a 30-unit Lodge condominium with podium garage and 8-lot
subdivision on nine acres in Grass Valley.

SENIOR PROJECT MANAGER/MARKETING MANAGER, Western Region
Led 8-member consultant design team through entitlements phase and final map in record time, then managed
the model home construction and initial sales/marketing of homes for a 53-unit, $30 million Ridge at Orchard
Hills senior housing project in Placerville. Built strong working relationship with City Manager/Attorney,
Public Works and Planning Directors, and City Engineer. Opened project sales office and trained 15 ERA
Realty sales agents on key home selling features. Tracked daily sales office traffic and sales through escrow.
Also served as marketing manager for lease up of five building $25M office/ warehouse complex in El
Dorado Business Park; developed initial lease rates and obtained county approval of condo mapping.
Organized successful project Grand Openings for both projects.
Schoolhouse Software, Inc., Rocklin, CA (March 2001 March 2006)
PRESIDENT
P&L responsibility for business with 300 school districts in 14 states. Managed all operations of multi-
business units and multiple product lines, including 5 direct and 35 indirect reports in software engineering,
sales, IT, customer support, finance and accounting. Successfully built, launched and supported new software
products that repositioned the company as a market leader. Led the sales team in strengthening relationships
with existing key accounts. Responded to formal RFP s with sales proposals that won 80% of competitive bid
situations, generating 10% annual sales growth.

Member of 3-person senior management team that turned the company around, doubling revenue to
