Detailed project experience, 1993-2005
McDonalds Corp. Involved in the acquisition of nine (9) McDonalds retail sites in South
Louisiana. Activities include site location, site summary, demographic study, marketing,
and traffic study. Analyzing trade area via aerial photography. Rezoning, lobbying local city
council members, location of underground utilities, location of easements and servitudes,
sale negotiation, ground lease negotiation, option negotiation. In eight (8) of the above I
personally optioned the sites in my name for periods ranging from 4-6 months and avoided
disclosure of the Buyer until the appropriate time.
Corporate Square Shopping Center, Baton Rouge, LA, 1998-present. Involved in land
acquisition, site selection, consulting on de-cel & turn lane, location of utilities, local
approval, revocation of a public servitude. Lease up of 20,000 square feet of small shop
retail from ground up. Construction began after 70% occupancy. Currently Corporate
Square is under construction.
Oneal Plaza Shopping Center, 1999, Baton Rouge, LA. Represented A & P as owner,
marketing agent, 1999. Sold in 1999 for $2.8 million. Activities include, marketing,
analyzing rent roll, leasing, contract negotiations, aerial photography.
Plaza Americana Subdivision, 1997-present, Baton Rouge, LA. Marketing agent, 20-acre
office park. Activities include sale negotiation, development consultant, architectural control
committee, location of utilities, writing and negotiating Subdivision Restrictions, location of
underground utilities, Entergy (local utility) negotiation and upgrade to 3-phase
underground . Five parcels sold since 1997.
Noel Tract, 1998-present, Gonzales, LA. Represented buyer in 62-acre tract of land for
investment and development possibilities. Purchased in 1998 for $1.8 million, currently
negotiating a re-sale for $2.4 million. Activities include: development consultant, lobbying
city officials, engineer negotiation, location of utilities, wet-lands issues, permitting and
mitigation of wetlands, drainage and access consulting, marketing.
Perkins Road tract, 1997-present, Baton Rouge, LA. Represented Buyer in purchase of 5-
acre tract of land. Activities include, development consultant, wetlands issues, permitting,
mitigation, location of fill dirt and fill dirt permitting, location of utilities, re-zoning,
engineering consulting and negotiation. Purchased for $400,000.00, currently negotiating a
re-sale for $1.4 million.
Perkins Ridge office park, 1998-present, Baton Rouge, LA. Represented Buyer and Seller
in 6-acre tract. Activities include: Re-zoning to commercial use, lobbying council member,
lobbying adjacent neighborhood, location of utilities, development consultant, marketing
team, consulting with architect and engineer. Small suburban office park, total of 50,000
square feet, 12 buildings, first building presently under construction.
