Objective
Being creative and adaptable is a blessing and a curse. It allowed me to get to where I am now and I am grateful for that. The downside is that it allowed me to get here with only a technical degree. I am in the process of rectifying that. This resume is my signal that I want to put my talents to use doing something that I love in an organization that is leading the way into the future.

Vendor Alignment
The Clifton Commons on Route 3 East in Clifton, NJ is managed by two retail management firms: Related Retail Management oversees two thirds of the site and Jones, Lang, & LaSalle oversee one third. The site was having difficulty aligning property services before, during, and after the winter season. As Operations Lead for LoRe Sweeping I was able to oversee all of the vendor operations to ensure no loss of site accessibility for the customer base as well as minimize risks and eliminate responsibility confusion. The protocols I developed went into effect in 2008 and have played an important role in mitigating risk. My record keeping practices have led minimal impact from the one slip and fall that occurred since these practices went in place. My project managers Raphael Vibar, Bill Van Giezen, and Julie Bader continually turn to me when it comes to vendor alignment and integration for their other sites in the greater New York area.
Site Sensitivity
Repaving runways is already tricky enough, but being forced to pave them over a weekend is near impossible. One of the toughest factors to consider when paving a runway is FOD mitigation. Tilcon New York has turned to LoRe Sweeping for the last 20 years to ensure that FOD's are not an issue. Over the last seven years coordination of service has fallen to me. As team lead I worked closely with the project manager from Tilcon to ensure that we had assets and manpower on site, around the clock, and no downtime. All this had to be completed with minimal costs. Each year, I have come in under budget.
Other responsibilities for this project included certified payroll on the Federal form, billing records, SWAC/TWIC access registration for all employees, being on call for 96 hours, and OCIP compliance and record keeping for audits.
Technology adoption
LoRe Sweeping has been in business for thirty years. By 2005 the company had grown from a walk-behind Billy Goat Sweeper to a company of twenty six employees with a customer base of over five hundred contractors. In the heavy construction industry the cleanup crews are the first ones on the job and the last ones off the job. This means that coordination responsibilities falls to us and the old way of doing things just wasn't working out any more.
In 2005 I overhauled our entire communications and MIS structure. No longer did we rely on base stations and outdated cell service. I called in Sprint and we worked out a plan that outfitted all of our operators with mobile devices that were internet ready and able to send and receive texts. Later those devices were upgraded to send and receive pictures. These features quickly phased out the industry standard two way/direct connect that everyone had used as a crutch for so long.
On the MIS side of things I partnered with NAVMAN Wireless and outfitted MNAV navigation units in all of our equipment. Each vehicle was also outfitted with the proprietary QUBE and 2 ConEx inputs. This hardware allows the front office and dispatch to monitor vehicle movement, send and receive messages through the console, send directions and routes, as well as monitor vehicle operations from the desktop Online AVL system. All of this is on a graphical display where the user can see the assets in real time throughout the entire metropolitan area.
The technology enhanced our construction services so much that we even outfitted our site services vehicles and outfitted the personnel in that sector with Android powered smartphones.
All of these implementations have dramatically improved productivity and completely enhanced the ability of management to make decisions regarding asset placement.
Bring Back the Ravo
In 1995 Ravo Street Sweepers were bought by Federal Signal and were no longer being sold in the US.
In 2010 Cees van der Put from Ravo placed a cold call to me from Holland inquiring about partnering with Ravo again. Ravo was bought out by The Fayat Group and they were interested in bringing the Ravo back to the US.
April of 2010 Cees and I put together a meeting with the Managing Director of Ravo-Fayat. After two days of meetings Ravo-Fayat decided it would be best to fly a new 5 series machine to the US and start going to conventions. Responsibility for all of the logistics of moving the machine and personnel to the various trade shows fell to me. After two very successful APWA shows and three Alternative Fuel Expo shows later and the Ravo-Fayat line is soon to be a mainstay in municipal equipment circles.
Since the initial machine landed in May of 2010 Ravo-Fayat has sold 12 machines in North America. Three to Washington D.C., one to the U.S. Marines in North Carolina, one to the Village of Hilton, NY, two to municipalities in Long Island, and five to Cubex in Quebec. Sales are finalized for another ten machines yet to be delivered in the New York/New Jersey area.

I started out as an equipment operator in the early nineties. By the mid nineties I was doing estimating, job costing, and bidding. In 1998 I was struck by a motorist on a project that I was managing. The motorist was on her cell phone and drove into the construction site. I returned to school for hardware/software. I worked for a while at three other places and returned here in 2005 and took over operations and planning. Currently I oversee all aspects of company operations from technology management, facilities services, vendor management, payroll, HR, onboarding, training, and record keeping.
