As an ESTIMATOR / PROJECT MANAGER for over 41years. My experience includes to Design/ Build, presentations to Planning / Building Departments, conceptual estimating, hard bids, negotiated projects and value engineering.

WORK EXPERIENCE:

I have worked on a variety of projects including: Hotels, public schools, public office buildings, shopping centers, drug stores, parking structures, tilt-up buildings (industrial & offices), churches, supermarkets, apartment units, casinos, ice rinks, auto dealerships, low income housing, seismic retro fits and tenant improvements for retail, department stores, high rises offices and medical buildings.

Types of structures range from wood & steel frames, CIP and precast concrete. Costs range from $5,000 to $105 million. I have written contracts to owners, subcontractors and suppliers.

RESPONSIBILITIES:

Estimating:

Check all bidding documents have been received. Record the sheet / page numbers and dates for plans, soils report, abatement report, specifications, bid form.

Solicit subcontractors.

Lists allowances and NIC work on spread sheets.

Determine which documents should be sent to each trade.

Plan a jobsite visit with subcontractors.

Compile & submit questions to the architect.

Determine scope sheets for each trade, start bid book.

Review documents for work scopes not shown on the usually plans, i.e.: one hour shafts shown on the Mech, plans but not on the Architectural.

Discuss project with subs, the hard and easy aspects, lead times, duration of their work.

Review sub`s quotes, list on spread sheets, determine lowest and best qualified sub, submit bid.

Private work list qualifications and submit with proposal.

Review estimate for future improvement.

Project Management:

Review project / estimate, determine trades & develop schedules with the superintendent. Develop two schedules: one for the time stated in the contract (for owner) and a second accelerated schedule (for subs).

Buy-out, state subcontractor`s scope of work, contract amount, list the time frame to start and complete work, date to submit shop drawings, review lead & fabrication times. Coordinate information required by each sub.

Need insurance information and city license / permits, signed contracts from subs.

Issue construction plans to subs, review construction plans for changes, if changed inform owner and architect that a change order will be forthcoming.

Start log books- submittal, RFI, daily report, extras, change orders, revised plans, meeting minutes, schedules (global and 3 week look ahead).

Update schedules, stay on top of subs for submittals, monthly percentages of work completed, man power on the project, work with the subs for a smooth running job. Push the project for a shorter completion time.

Review submittals for compliance with the documents and subcontract.

Discuss with the owner & architect their hot points / concerns of the project.

Stress to the subs the importance of communication, work as a team.

Prepare change orders, push the subs to submit their extras on time.

Start the project close out at 50% completion, warranties, have sub up date as-built plans as work is performed, maintenance books. Contact building agencies / utility companies for their close out requirements.
