Operations leadership. Served as EVP and COO for Miglin-Beitler, the dominant commercial property management company in Chicago at the time. Chairman / CEO
1. Formed private investment company (Cobblestone) and operating subsidiary (Commercial Plastic Composites) with partners to acquire existing injection molding manufacturer.
2. Created business strategy focused on deck, trim, and other products as a replacement for wood in exterior applications in residential housing.
3. Created capital structure including bank debt, private subordinated debt, preferred stock, and private equity.
4. Moved company to larger facility and added assets to quadruple manufacturing capacity.
5. Diversified customer base and grew company from $700K to $2.2M in annual revenues over three years.
2002 n 2005 Marina City Renovation Joint Venture Partnership Chicago, Illinois
Project Manager
1. Reported directly to joint venture partners: House of Blues Partners and Capital Company of America.
2. In charge of asset management, tenant relations, legal restructuring, and financial management. The complex consists of two high rise corncob-shaped 65-story towers. It also includes a saddle-shaped auditorium building, and a mid-rise hotel building, all contained on a raised platform adjacent to the Chicago River. Completed in 1964 at a cost of $36M, this was Marina Cityis first major renovation in 38 years.
3. The project included 896 residential condominium units, 896 parking spaces, The House of Blues Club, The House of Blues Hotel, the Smith & Wollensky restaurant, a bowling alley, and additional commercial / retail space.
4. Oversaw redevelopment, re-leasing, and resolution of complex code violations and legal problems for the commercial portions of the project.
5. Reopened the bowling alley and secured additional commercial tenants.
6. Renegotiated disputed operating and cost sharing agreement with the condominium association making it possible to maximize value from sale of the hotel, parking garage and other commercial portions of the project as individual investment components.
7. Unlocked the value of the property; the JV successfully liquidated its holdings and recovered its investment.
1997 n 2002 Transwestern Commercial Services Chicago, Illinois

1. Created successful real estate services company from start-up. Recruited 40+ professionals in highly competitive Chicago market. Led region from ground zero to over $8M in annual revenues.
2. Simultaneously launched service disciplines including commercial property management, leasing brokerage, corporate advisory services, investment brokerage and fee-based development services.
3. Personally responsible for procuring major property management and leasing assignments from institutional owners.

3. Clients included Teachers Insurance and Annuity Association (TIAA/CREF), Yasuda Life Insurance Company, Nomura Securities, Eastdil, GECC, Principal Financial, and CIGNA among others.
4. Company served as property manager and leasing agent for 10-30 South Wacker Drive, the largest real estate receivership in the history of Illinois.
5. Miglin-Beitler was sold to New York investors after the untimely death of Lee Miglin in 1997.
