Director of Real Estate 2005 - 2006

Organized a new real estate, construction project management, office services and facility team of 40+ staff with a $5 million operating budget that resulted in a stabilized department able to meet the challenges of a rapid phase of growth from 600 to a 2000 global employee base with increasing workplace service demands. CALLISMA, INC, Palo Alto, CA 1999 - 2005

A 5 year start-up network engineering consulting company purchased by SBC Communications Inc. (now AT&T) that provided complex network solutions for emerging companies.

* Executed a corporate strategy to position company for a public offering. Negotiated an interim office solution in a professional executive suite setting and conducted aggressive HQ site selection process that secured a highly visible Palo Alto location ready for occupancy within 9 months. In addition, within one year added over 12 field sales offices by managing all real estate lease negotiations, architect designs, general contractor work, furniture systems installation and all facility move-in processes.

* As company expanded, secured needed space requirements and managed company network of offices of over 66,000 square feet with $25M in total lease obligations in 15 markets of Class A office facilities that supported the rapid hiring of top quality network engineering consulting talent. After 4 years, the company retained over 200 high level consultants working in Fortune 100 firms, which resulted in Callisma being successfully acquired by SBC Communications.

ALL COVERED, INC, Redwood City, CA 2003 - 2005

A network consulting company with over 30 locations in US. Acquired in 2011 by Konica Minolta USA.

Real Estate Leasing and Facility Consultant

* Saved over $3M in bottom line facility annual budgets by successfully managing a right sizing effort for struggling company through negotiating effective termination of multiple non-productive leases in 16 locations shedding 83K square feet, subletting unwanted offices to new tenants, and relocating headquarters out of a difficult lease with closed office environment to premiere location in a high-tech environment with better market terms and open workplace conditions.

* Retained as consultant and managed over 50 lease contracts with $9M in total lease obligations. Aggressively promoted lease termination strategy by convincing landlords that a mutual benefit would be achieved by taking a one year rent settlement with fees plus remarketing fees (equal to what a landlord would receive under bankruptcy rules) in order to keep the company solvent.
