I have extensive experience in the real estate industry that includes expertise in property management, architecture, construction, and conflict resolution. I started my career as an architect in Canada, in 1976. Subsequently, I pursued commercial partnering, arbitration, mediation and principled negotiation, and last property management. I carry a Certified Property Manager (CPM) designation with IREM, a Certified Manager of Community Associations (CMCA) with NBC-CAM, and a State of Illinois Community Manager License.
2006 to September 2012
Property Manager for medium to large-sized condominium properties in Chicago; numerous improvements were made under my tenure in areas such as revenue and cash flow generation, customer service and communication with ownership and board optimization, deferred maintenance and repair resolution, receivable and operating cost cut-down, and human resources empowerment.
Tasks include: budget preparation and cost monitoring; deferred maintenance investigation; special assessment and capital expenditures administrative support; consultant and vendor evaluation; RFP editing and bidding administration; refinement and tight monitoring of collection procedures; standard operating procedure reviews; risk management and preventative measures (plumbing/HVAC/electrical); worker injury educational program; life safety preparedness; staff training, progressive disciplinary actions, termination and hiring; communication enhancement (website/electronic and traditional mass mailings); rules and regulations reviews; and energy saving and sustainability efforts.
In addition to the day-to-day operations, I have been involved in three major capital expenditures in the last two years (pool restoration; facade and window replacement, and HVAC dual temperature piping replacement).
I also handled all necessary administrative tasks associated to a major special assessment including the breakdown of the overall costs, distribution of the total cost per unit, PowerPoint presentations, correspondence, and coordination with professionals, contractors, project manager, board, and unit owners.
And last, the closing budget of the property I managed through 9/2012 has a substantial positive YTD net operating variance; savings exceeding 10% in salaries; 15% in repairs and maintenance; 3% in general administration/consultation; and 5% in maintenance contracts.
2001-2006
Property Manager of an industrial business incubator owned by the Industrial Council of Nearwest Chicago (ICNC); in charge of a 410,000 SF Business Incubator consisting of 3 industrial vantage structures located within a protected manufacturing district in near downtown Chicago. At the end of my 5-year commitment, ICNC received the "2006 Business Incubator of the Year-Category Industrial International Award" by the National Business Incubator Association.
Major contributions: leased over 350,000 SF within four years (occupancy grew from 65% to 99%); negotiated a construction loan of $3.25M; orchestrated capital expenditures totaling $4.5M; reduced delinquencies from 50% to less than 9%; lessened industrial risks and safety issues; resolved numerous long-term disputes; abstracted, edited and managed commercial leases including CAM and RET provisions; won the overwhelming support of over 100 start-up businesses and board of directors; acted as a consultant for start-up businesses; and, generated a strong NOI to spur $1M in cash property upgrades over a 3-year period.
