PROFESSIONAL EXPERIENCE

Property Management

. Represent the Company at community meetings pertinent to site;

. Supervise site and maintenance staff, including: creating a positive

work environment, setting priorities with work load, hiring, promotion

and disciplinary recommendations;

. Perform regular property management accounting on Yardi accounting

system, including preparing monthly variance reports;

. Maintain integrity of wait lists; show units to applicants; perform

prospective tenant qualification procedures and select qualifying

tenants;

. Assure swift turnover of vacant units, the application of Fair Housing

practices, and compliance with all regulatory agreements including Tax

Credit, HUD and other programs;

. Perform unit inspections as needed at each project in addition to

annual inspections by funders;

. Advise on maintenance strategy including preventive maintenance,

capital improvement, security and emergency plans for each project,

and execute maintenance plan;

. Enforce lease provisions and House Rules in accordance with Company

policies and procedures;

. Determine need for serving tenant notices; and testify at legal

proceedings, if needed;

. Provide relevant and timely reports to Management;

. Available by telephone and/or pager to respond to emergencies and

tenant complaints on a 24 hour, on-call basis;

. Maintained primary residence at the property

. Perform all other assignments/tasks that are assigned by supervisor.

Bookkeeping & Accounting

. Perform full charge bookkeeping through financial statement:

. Accounts Payable, Accounts Receivable and Billing

. Payroll, payroll taxes, quarterly and annual payroll reporting

. Auditing

. Bank Deposits and Transfers, Cash receipts and disbursements, Bank

Reconciliation

. Fixed Assets, Depreciation, Journal Entries, Loans and Mortgages

. Unemployment, Workers Compensation and maintained Union Seniority List

. Financial Statements, Trial Balance, Profit and Loss, Income Statement

and Balance Sheet
