Collect rents and record them on the rent roll. Make up deposits and record them into Propertyware. Make up security deposit forms. Collect security deposits and make up deposits and record them in ledgers. Make out security deposit checks to tenants and to management. Type new leases for new tenants. Record tenants into Propertyware, tenant list and ledgers. Record new management agreements into Propertyware, owners list and ledgers. Make payments on utility bills, maintenance bills and make copies for our files. File the originals to the appropriate owner file for end of month closeout. Print out owner statements each month for month end closeout. Type and print out owner checks and mail out owner statements and checks for month end closeout. Make ACH direct deposits for owners. Update rental list, tenant list, owner list, rent roll each month. Update monthly report. Update RE/MAX Times online website and also ads when due. Update management/lease fees each month. Order supplies as needed. Answer the office phone and check voicemail on weekends. Answer any owner or tenant questions to the best of my ability. Make maintenance calls when necessary. Type letters when needed. Help out at the front desk as needed. Do faxing and emailing as needed. Filing. Run credit reports. Balance bank statements for Tenant Escrow and Owner Escrow accounts.
