Provides construction management, owner representation, and development services to clients seeking

additional depth and expertise. Projects have ranged in size from $10,000 TI’s to $140 million high-rises.

Development Manager

Selin joined Seco (a 13 year client of Heritage Pacific’s) after 9/11 to manage design, permits, and

construction on award winning mixed-use projects. Responsibility included bringing added focus and

discipline to company processes, in order to enhance profitability. Refined systems & documents to

improve team communications, improve project design, improve project analysis, cash flow planning &

cost control, close contractual gaps and limit change orders. These improvements led to significant time

and cost savings, and contributed to record-setting sales prices on Seco’s finished projects. The

documents created or refined, now serve as Seco’s templates for all future work.

With these companies, responsibilities grew from field engineering duties to senior project management

and operations roles. Duties included 2 years as chief estimator. Work included ground-up projects,

rehab, TI’s, and civil/site-development. Project types were office, warehouse, industrial, retail,

hospitality, apartments, and condominiums. Contract formats included hard bid, negotiated GMP, CM,

and design-build. Structure types were wood-frame, steel and concrete.

SUMMARY OF DAN’S ROLE ON SELECT PROJECTS

Metropolitan Tower - Turned around $95m apartment tower project stopped at bottom of excavation due to

disputes between developer, architect & contractor. Led settlement and lien release fro m initial contractor, re-bid for

replacement contractors to restart the project. Managed design completion under the terms of the Owner-Architect

arbitration agreement, built team unity, and completed the project on -time and on-budget, earning repeat business

from both client and architect.

The Cosmopolitan - Managed construction of $120m condominium for developer who changed contractors just

prior to construction start, and had a ‘rush-to-market’ development strategy. Managed design completio n

simultaneous with construction allowing developer to beat competing projects to the market. Defended developer

from millions in unjust change order requests, while negotiating tough-but-fair adjustments where entitlement was

due. Managed customization of 232 pre-sold condo units, quality control, and a smooth efficient turnover to the

condo association and property manager.

Impart - Managed development and construction of $1.6m office/warehouse project within strict budget in

escalating construction economy, enabling client to remain in Fremont neighborhood and take occupancy prior to its

lease expiration. Established long-term ground lease for the building site, obtained complex land-use permits, and

designed & built to budget.

Burlington Place - Co-Developed $6.0m retail center from conception to tenant occupancy. Managed pre-leasing to

achieve high occupancy with national credit tenants and aggressive rents by providing high -quality, well designed

buildings that are professionally managed and maintained.

7700 Central - Took over fast-track $68m mixed-use project from terminated project manager to address lenders

demands for prompt delivery of well documented project costs supported by subcontractor bi ds. Promptly

generated supplement documents to fill in holes in designers plans/specs, bid -out all work, issued contracts and final

cost documentation, allowing the project to continue on smoothly while still compressing the design and

construction schedule.

Blue Cross - Managed construction of $40m office & data center project meeting Blue Cross’s need to maximize

every dollar spent in delivering buildings customized for their needs. Led collaborative effort to select most cost

effective design solution, deliver economical, high-quality buildings on-time and on-budget, and earning repeat

business.

Island Market Square - Led development and construction of $65m mixed-use project with Owner who changed

from self-built, to 3rd party contractor to try decrease project cost. Refined & developed documents to solicit

competitive general contractor bids and limit change orders, r esulting in significant time & cost savings. Actions

contributed to the Owner achieving a record-setting multi-family sales price on the property in a declining market.

Canyon Park Business Center - Managed development and construction of $13m office/tech projects to develop

buildings that would compete well in the marketplace over the long-term. Worked with brokers to learn the market

requirements inside and out, and worked with design team to deliver c reative building solutions that responded to

market trends, were flexible in use, and maximized the economic value and utility of the property.
