Finance/Budgeting/ Asset Management/ Financial Analysis Responsibilities:
• Managed and maintained operating budget and pro-forma budgets for the project as a whole
• Adjusted unit prices based on sales patterns and revenue/profit goals
• Worked on the successful refinancing of remaining first lien balance of $32,500,000 from GE Capital to Bank of
America
• Developed new accounting tracking system for the construction department on a unit by unit basis. Helped
design and implement the system at other company properties in Chicago, Minneapolis, and Boston.
• Signed off on all invoices construction, maintenance, sales, marketing, general overhead, etc.
• Served as treasurer of the HOA (from 2/05 until turnover to the homeowners at 75% closed in 6/06) and
formulated $2,000,000 HOA budget for fiscal years 2005 and 2006 as well as monitored revenues and expenses
on a monthly basis
• Negotiated prices and product selection with various construction vendors on renovations for the units and
common areas
• Audited common area electric bills and with aid of energy consultants obtained over $400,000 in refunds due to
excess billing charges from TXU
• Worked with property tax consultants and attorneys to reduce property tax expenses. Over $50,000,000 in tax
value was successfully reduced resulting in savings in excess of $1,500,000
Acquisitions Responsibilities:
• Preformed due diligence and market on hundreds of multi-family, office, retail and ground up development sites
throughout Texas, Florida, Louisiana, Arizona, Massachusetts, Minnesota, and New Mexico
• Preformed in-depth pro-forma analysis and multi-level cash flow computations to project rates of return on
investment
• Interacted with brokers from major firms as well as property owners to identify potential acquisition candidates
• Set-up dozens of site visits and toured properties of interest
• Advised the company on formulating letters of intent and making hard offers on properties of interest
