design and finish plans for renovations and oversight of contractors. Extensive relationships with
workrooms, showrooms and contractors, in multiple cities. Have completed projects ranging from single
rooms to 10,000 square foot houses in Ohio, New York, California, and New Jersey.
The Whitehill Group, Inc 1991- 2001

A principal in this real estate consulting firm specializing in asset management, restructuring and
turnarounds, sales and marketing and acquisition and disposition. Whitehill serviced institutional and
private investors, as well as secured creditors overseeing a portfolio valued in excess of $500M. Clients
included Aldritch, Eastman & Waltch, Banque National de Paris, FGH Realty Credit Corp, Park Tower
Realty, Citibank, American Continental Properties and Samson Management.
Had primary responsibility for all marketing and sales related activities, including market valuations,
crafting and implementing strategic plans for re-positioning and asset value enhancement, operations, debt
restructuring, end loan origination, creation and implementation of all sales/leasing programs, management
of all renovation/rehabilitation, oversight of sales/leasing force, oversight of property management and
outside agents/vendors. As named Broker for Whitehill, led the sale of multiple packages of assets, with
direct responsibility for all negotiations. Primary responsibility for all client relations. Represented
financial institutions on Boards of Directors for over 30 co-op corporations.
Representative Assignments:
Aldrich Eastman & Waltch - workout of $24 million loan, secured by multiple components: 16,000
square feet of retail stores, 118 apartments and $9,700,000 in purchase money mortgage. Successfully
devised, structured and conducted five-year recovery program with full exit and capital recovery.
FGH Realty Credit Corp. (Aegon) - workout of $13 million loan, secured by 300 rent regulated
apartments distributed throughout 16 co-operative apartment buildings. Multiple layers of defaults were
present within each individual corporation. Successfully conducted negotiations to settle disputes and
defaults, allowing lender to take title pursuant to foreclosure sales. Represented lender on co-op Boards of
Directors, playing key role in creating strategies to achieve fiscal health. At completion of project all co-
operatives were fiscally and operationally sound. Lender’s positions in each building were diminished and
asset value had grown.
American Continental Properties -acquisition assistance and exclusive sales and marketing agent for $29
million acquisition of 1800 distressed apartment units. Created strategies to re-position units into high-end
marketplace. Sold and closed 160 units, generating in excess of $16 million, in first 12-month period.
Samson Management Corp. - identified opportunity and represented buyer in purchase and re-
development of deeply distressed 166 unit rent regulated apartment property. Successfully advised and
assisted in complex re-development plan to reduce and consolidate regulated tenancies into separate
building, creating separate building to contain luxury free market units.
Multiple Lenders and Accounting Firms- provided market and property valuation analysis for re-
financings of multi city packages of distressed residential properties

capitalize on the depressed real estate market by putting together investment groups to purchase and
manage blocks of undervalued real estate assets. Responsible for identifying assets, providing valuation

MJ Raynes Inc. 1984-1990

Vice President- Sales and Marketing 1988-1990
Reporting to Executive Vice President/Chief Operating Officer, continued to lead conversion and sales
group for Raynes’ own account, as division head, also extending services to third party groups. Developed
and led this third party service business, utilizing cross -functional team to provide acquisition/divestment
analysis, sales and marketing services and asset and operational management to outside owner/investment
groups, as well as providing advisory services to institutional investors. Built strong and diverse base of
business in this rapidly changing marketplace. Additionally, had primary responsibility for development of
air rights appurtenant to 5 high rise buildings into 30,000 square feet of luxury penthouses. Total value of
properties in excess of $1B.
Director-Conversions & Sales 1986-1988
Reporting to Vice President-Conversions, had direct front line responsibility for the conversion of $350M
of rent regulated apartments and townhouses to coop-op/condominium ownership for company’s own
account. Created muti tiered sales and marketing plan for each individual property, accounting for “inside”
purchases to existing regulated tenants, buy-outs and lease terminations, “outside” free market sales of
unregulated apartments, and investment sales of occupied regulated apartments. Oversaw all tenant
relations. Worked with property managers, legal team and outside agencies to ensure the highest possible
sale and/or recapture rate for occupied apartments. Direct responsibility for compliance with Attorney
General regulations for marketing and sales plans. Direct responsibility for contracts of sale. Worked with
institutional lenders to secure packages of financing for purchasers. Worked with architects and designers
to create appropriate renovation plans for each type of unit, all model houses/apartments and all public
spaces. Hired and supervised sales force.
Project Manager 1985-1986
Responsible for pre-acquisition sales and marketing analysis for 31 residential properties. Properties
encompassed multiple markets and housing types, including suburban garden complexes, townhouse
developments, small apartments in emerging neighborhoods, and luxury apartments in New York City.
Responsibilities included current sale/lease valuation, absorption projections, identification of trends in
kitchen/bathroom renovations, and recommendations on financing needs of purchasers/investors.
Additionally responsible for providing full profiles on all existing tenants in occupancy, including
residency and usage profiles compiled in conjunction with investigative agencies.
