PROFESSIONAL EXPERIENCE
Dunkin Brands Inc, Canton, MA 2008 – 2009
Construction Manager / South Atlantic Region
The Construction Manager role is responsible for production of new developments and renovations of
existing assets for both Franchised and Corporate sites. The CM is tasked with approving new locations
for development, reviewing contract terms between the landowner and Franchisee, and ensures that
negotiations of the Landlord work letter meet corporate standards. Primary responsibilities also included
developing the scope of work to be included in all contract documents, securing project
entitlements/governmental approvals, inspection of all work for compliance of Brand standards, and
tracking the financials for the proposed investment. Primary efforts focused extensively on development
projects in Palm Beach, Broward, Dade and Collier Counties in Florida.
Recruited Architects and General Contractors and monitored work loads and sub-contractor base for
competitive bidding. This resulted in a reduction of overall construction cost of 3% from FY07.
Spearheaded a remodel incentive program to encourage franchisee’s to update Brand identity prior to
their franchise agreement control due dates for remodels.
Worked closely with City Municipalities through permitting process and in compliance of Building
codes and Safety requirements to eliminate delays and overall project time-line. Resulting in an
average reduction of construction time of 22 days in permitting and construction.
Coached Franchisees with regard to all Development and Construction projects. This lead to the
Franchisee’s ability to develop more projects per year.
Starbucks Coffee Company, Seattle, WA 2006 – 2008
Project Manager / Program Manager / South Atlantic Region
Reporting to the Director of Development, the PM is responsible for leading a triad team including Real
Estate, Design and Construction in New Store Development, from location selection, to the turnover to
Operations. Managed assets exceeding 20 million dollars.
Succeeded in reducing overall construction time by 30%, increasing overall ROI.
Recruited, interviewed and hired Architects and Engineers for Lean Design rollout.
Lead Program Manager for a pilot program to increase overall production and reduce budget.
Developed a template to effectively create budgets to insure pro-forma accuracy.

Imagine Orthodontic Inc, Ponte Vedra Beach, FL 2005 – 2006
National Construction Manager/Director of Construction
As a direct report to the VP of Development, the Director of Construction is responsible for the
construction division nationwide to develop an estimated 125 offices per year in 40 states. The DOC is
tasked with all aspects of development from execution of lease to completion of all construction of offices
and coordinating all ongoing facility maintenance. Primary responsibilities also included Cost tracking for
all projects and approval of all contract payout to consultants and contractors. Other responsibilities also
included creating a management team divided by region to carry out the local responsibilities of
construction for each office. This role managed assets exceeding over 80 million dollars.
Created a systems and procedures manual to insure uniformity of development nationwide. This
served to provide the guidelines in keeping the actual cost in line with the budget projections. The
result was an overall reduction in project cost nation wide.
Developed a specifications book that provided uniform direction of drawing specifications and
construction assembly to the Architects, Engineers, Consultants and Contractors.
Developed a uniform space plan and worked with Design Consultants for interior finishes of each
office for cost reduction with an average overall savings of 20% per office.
Recruited, Interviewed and hired all Consultants and Contractors resulting in competitive bids
and a responsive national team.
Centex Homes Inc, Jacksonville, FL 2004 – 2005
Division Construction Manager/VP of Construction
Reporting to the Division President, the DCM is responsible to oversee all aspects of Construction for
the North Florida market. Primary responsibilities of managing 50+ employees and insuring the
accurate completion of 600+ homes, single family and multi-family annually. Maintained and created
budgets and margins, for new Neighborhood Developments. Facilitated and insured thorough training
and performance reviews, key performance measures for all Field Managers and Area Construction
Managers. Other responsibilities included working closely with City Municipalities through the
permitting process and in compliance of Building codes to obtain permits and inspections.
Implemented a quality management team to increase JD Power scores.
Created an opportunity for improvement program to identify and track repeated field errors.
Increased customer satisfaction scores and reduced warranty calls. (Six Sigma)
Developed a single family and multi-family schedule that reduced construction time.

Celebration Church, Fresno, CA and Jacksonville, FL 1998 – 2004
Student Ministries Pastor/Construction Director
Reporting to the Senior Pastor, key responsibilities were to lead a volunteer leadership team to facilitate
youth ministry and activities of 250 teens as the Student Ministries Pastor. As the Construction Director,
duties included oversight and coordination of all new development and expansion projects.
Located two new sites and facilities for new church growth. Expanded seating capacity from
1500 in one campus to over 8000 in two campuses.
Space planned and designed a 45,000. sq. ft. and a 72,000 sq. ft. facility, oversaw construction
through completion. Maximized space for the most efficient use.
Grew youth ministry from 20+ teens to 250+ teens with weekly encouragement through music
and messages. Making a positive impact on the next generation.
Elite Design and Development Fresno, CA 1995 – 2003
Provided construction management for commercial development projects up to 2 million square feet per
year. Also included a residential division for production and custom homes. Role included the research
and development of sub-division lots for semi-custom production homes valued up to $500,000.

Responsible for expanding development and researching project viability and securing over $2.5 million
in funding from private investors.
Involved in land acquisition and zoning, budgeting and contracting; consulted with investors and
