10% under budget.

Responsibilities included budgeting and cost control; project

scheduling; management of programming; project design; construction;

IT; permits and plan approvals and tenant coordination.

Obtained services of professional consultants through preparation and

issuance of RFP and proposal evaluation. Interviewed short list firms

and negotiate fee and contract terms. Consulted with owner legal

counsel to prepare/review/execute contracts with architect, contractors,

and vendors.

Facilitated RFI’s, ASI’s, PCO’s and project closeout.

Reviewed and approved GC and architect/engineer pay applications.

Used critical thinking skills to resolve general contractor error and save

$100K of budget and three weeks on schedule at NII Holdings TI

project.
