TITLE: VICE PRESIDENT PROPERTY MANAGEMENT
Manage a portfolio of 12 properties 3,000 units that consisted of Conventional,
Section 8, and Tax Credit apartment communities.
Supervise a staff of 84 in Ohio, Kentucky, and Virginia.
ACCOMPLISHMENTS:
At beginning of tenure, communities were not in compliance; I worked with OHFA,
CMHA, and AHSC and put the properties into compliance. I audited all files and
updated HUD Manager and Rent Roll to reflect the accurate information.
Management and Occupancy Reviews and the REAC inspections have been done
and everything was found to be in order; cleared all deficiencies and no additional
information was needed.
Conventional properties occupancy was at 96%, and section 8 properties were at
100% occupancy. The section 8 properties were sitting on waiting lists that were
current and holding over 300 household names with all pertinent information,
including qualifications. Renewals were 120 days out and Tax Credit was sitting
at 98% and with delinquencies sitting around 2%.
Properties were at market rate and running no concessions at that time. They were
way above outlook for first and second quarter, and going into third quarter even
stronger.
The section 8 properties were very troubled, had high crime rates, and infested at
beginning of tenure. After months of hard work I built relationships with the local
governments, eliminated the crime, and treated all units; past a REAC inspection
with a 94%.
Reason for leaving; Laid off due to properties selling, and only 1 48 unit
conventional property left in portfolio.

January 2002 – March 2004
TITLE: Vice President of Operations
Was responsible for the daily operations of 30 Mobile Home communities.
Supervised a staff of 72
Duties included marketing, budgets, purchasing, customer service, monitoring
contractors, enforcing collections, and eviction policies.
VAN ROOY PROPERTIES
December 2000 – January 2002
TITLE: District Manager
Oversaw the daily operations of 4 200-unit properties, Section 8 and Section 42
apartment complexes in Michigan. Spent a little over 90 days cleaning up the
interior and exterior of all the properties.
Audited files and fixed any compliance issues.
Also worked with local government to clean up all issues with properties and raised
NOI.
ACCOMPLISHMENTS:
Raised physical occupancy to 98%.
Lowered budget, capital expenses, and delinquencies.
Set up Community Watch program with local police department.
At beginning of tenure, properties were averaging five to six break-ins per week.
There were daily drug bust on the properties and shootings every month, even
though they were newer properties and in a nice environment. Turned properties
around; fixed all compliance issues within the QHWRA income targeting
guidelines. After sitting down with the six Section 8 offices in the area servicing
the properties, devised a Tenant Selection Plan that included the eligibility of
students for assisted housing.
