OBJECTIVE:

SELECTED ACHIEVEMENTS:
Creatively negotiated a $19 million (11%) reduction in financing/construction budget via ‘value engineering’,
change in ‘means & methods’ and ‘budget realignment’ (original construction budget-$169 million). Project:
$285 million, 40 story, ‘for-sale’ luxury condominiums.
Effected the nullification of a 3 month schedule extension and $10+ million in change orders by skillfully re-
directing the sequencing of structural steel fabrication & installation (in mid-construction), due to late
program and major design changes. Project: A $1.3 billion Casino/Hotel on a 33 month flash-track schedule
with a labor force of 2000+ individuals.
Trouble shooting of projects; successfully managed turnarounds and brought profit and timely completion to
projects which were design/coordination impacted, delayed and depleting profits.
Established creative site management procedures to maintain a smooth operation for existing businesses
surrounding major construction projects. Project examples: Madison Square Garden, The Metropolitan
Museum of Art and The Borgata Casino/Hotel & Spa.

Liaising with government officials, owners, architects, engineers, consultants and contractors. Overseeing pre-
construction phases of entitlements, neighbor relations, design coordination, procurement, value engineering,
scheduling & negotiating contracts. Also, extensive ground-up to closeout construction experience with profit & loss
responsibilities. Most effective in managing and troubleshooting complex, multi-phased projects.

EMPLOYMENT HISTORY:
Director of Construction-West Coast / Projects Executive for Turnberry, Ltd. (November 2005 to August 2009), a
national major developer/builder of luxury high-rise ‘for-sale’ condominiums, hotels, resorts, casinos and mixed use
retail centers. Originally positioned in Las Vegas NV and responsible for client relations, design coordination and
other pre-construction phases on 3 high-rise condo projects, as well as, trouble-shooting on 3 additional condo towers
with specific construction oversight. Most recently, lead a $285 million, 40-story ‘for-sale’ luxury condo project in San
Francisco, CA through land purchase, entitlements, local government and public presentations, budgeting, demo
existing structures, soil remediation, site work, design coordination, permitting and buyout of all trades (including
design/build contractors). Project was cancelled upon loss of financing.
