Direct oversight and P & L responsibility of multi state development projects (over $150 million) of upscale luxury

home developments of semi custom mountain side/panoramic view homes (homes range from 2.3 to 3.1 million

dollars) surrounded by a protected natural land conservancies. Full oversight and Management of a team of

Architects, Design Consultants, Engineers, Attorneys, Sales and Marketing professionals, as well as an on-site

independent General Contractors, in the construction of a world class development s. Managing and institution of

sound relationships with local City, State and Federal (Bureau of Land Management) having Jurisdiction.

Budget preparation, review and approval (Construction, General Conditions, and Operations)

and the creation of all specification books.

Direction of teams of Architects, Engineers, Designers

Reduced General Condition’s costs (operational costs) by over $350,000 annually.

Manager 2005 to 2007

PGA West Association La Quinta, California

2,200 acre, renowned country club resort community of 1,864 units (single family homes, condominiums, vacation

rental, and time share), with another 371 units pending or under construction, with home values from $950,000

(condominium) to $4.5 million (estate homes). Under the direction of a 5 member board of directors, lead, direct

and train a staff of 5 direct reports and in-house staff of 36 in the management of a 9.6 million annual budget.

PGA West is organized much like a small city with operations that although titled different ly are very similar to,

administration, planning and development, finance, law enforcement, public works, landscape and parks.

W orked closely with the master developer and sub developers, from conceptual planning of new subdivisions

through turnover to the association. Worked closely with the City of La Quinta as the community’s liaison in

planning and development.

Drafted and administered the communities architectural and landscape rules and guidelines.

Provided enforcement under direction of the Board rules and regulations of the community.

Planned and executed maintenance schedules covering all aspects of the community from

streets (61 miles) to roofing maintenance and painting.

Budget preparation and administration.

Direction of landscape maintenance, construction, and renovations including design and

installation of annual color and plant material.

Administration of the Associations investment portfolio.

Drafting of all requests for proposals, and contract negotiations.

Proposed and worked with the unit owners in critical CCR’s changes which resulted in a

substantial saving in assessments

Facilities Manager 1988 to 2005

The Lakes Country Club Association Palm Desert, California

16 years experience in luxury Country Club community management, in planning, budgeting, and administration

of a 13.25 million dollar annual operational budget, and implementation of policy under the direction of the Board

of Directors. Recruited, hired and motivated a staff of six direct reports with an in-house staffing of 68, and a

contracted staff of 91 in the service, care, maintenance (Facilities, Golf Course, Infrastructure and Landscape)

and security of a large scale executive resort community;

Planned, coordinated, and managed major renovation and construction proj ects including but not

limited to: renovation and remodeling of a 50,000 square foot Clubhouse, three year $5 million

renovation of a 27 hole golf course, $1.5 million landscape enhancement, construction of a 6500

square foot fitness center and spa.

Management of a water company (3 wells) delivering over 1 billion gallons of irrigation water annually.

Supervised the redevelopment and installation of a 1000 foot/3000 gpm well.

Directed horticultural staff in the care and maintenance of a 27 hole golf course and common area

grounds in excess of 425 acres including the layout & design of over 14,000 flats of Annual Color

Fleet and equipment purchase and maintenance

Developed and implemented environmentally friendly techniques in the restoration, and maintenance

of a 32 acre lake system.

Coordination with Sheriff and Fire Departments. Rewrote and implemented new security directives.

(Lakes Country Club has the lowest occurrence of crime compared to any other club with in the

desert community).

Implemented procedures to maximize energy efficiency. Through this process and renegotiations of

contracts was able to remain on budget through California’s energy crisis and escalating energy

costs.

Instituted programs in the area of landscape maintenance and pest control which allowed the return

of natural wildlife. (Programs had a net effect of reducing costs while increasing environmental

awareness).

Conducted presentations to local municipality and utility companies representing the interests of the

community, and promotion of resort communities.

Arbitrated with members of the Associations, relative to rules and rules enforcement.
