-Assembled proposal, and won two year contract to provide Real Estate
Services for Charleston Public Works. This involved hiring an MAI
appraiser, and an attorney.
-Signed Client Representation Agreements with two private investment
trusts, Hudson Capital Investments and York Communities. Both were for
apartment complexes in the $17 million range.
-Identified the need for second generation office space for SPAWAR defense
contractors to buy/lease. I listed two properties, and then executed a
12,000 sq.ft. lease for Scylla Engineering, and a 7800 sq.ft. purchase
contract for SAS. I have assembled a lengthy list of SPAWAR contractors,
as well as new prospects for this use.
-Listed & sold a 24 acre development parcel in North Charleston.
-Sold an 8,000 sq.ft. retail building in Mt.Pleasant. As the Architect, I
redesigned it for an upscale retail use. Applied for all permits, and
negotiated building, zoning & occupancy issues with County.

-Achieved a 2004 Sales record of $9+ million. Awarded Top Salesman for two
months. 95% of these clients were generated by my cold-calling.
-Represented a Boston private trust, Intercontinental, in the $7+M sale of
Rivers Pointe apts., which was the first major condo conversion in
Charleston. This sold out in 4 months, for a $4M profit.
-Listed & sold a Section 8 apartment, Filbin Creek, for $1.3M. To do this,
I became familiar with Yardi software, as well as SC and HUD regulations.
-Listed & sold 15,000 sq.ft. office building to a SPAWAR contractor. During
this listing, I acted as Property Manager, and Construction Manager for
the many tenant improvements.

-As Architect, I completed the interior space planning for a 37,000 sq.ft.
office building for Life Cycle Industries. This involved work with Bldg.

-As Architect, I completed a joint venture design on the Liberty Center
Mall in N.Charleston. There was asbestos encapsulization involved in this
project.
-Sold an 18 acre truck terminal, and represented Taylor Precast in the
purchase of a 30 acre industrial site.
ARCHITECTURAL/ PROJECT MANAGEMENT EXPERIENCE
WESTINGHOUSE CREDIT, Pittsburgh, Pa. (Closed operations)
Manager, Project Loan Administration.
-Reviewed all construction documents and coordinated Loan Closings for 6
underwriters. This portfolio of $400 M doubled in volume in two years, with
loans ranging from $3-$55M.
-Reviewed and approved monthly draws, completed by three Loan Servicing
Officers. Many of these loans were modified, or were REO loans.
-Regular contact occurred with developers, attorneys and
architects/engineers who were under contract to us.
MELLON BANK, Pittsburgh, Pa.
Real Estate Officer, Cost Appraisal Division
-Reviewed Costs and Construction Documents relating to incoming commercial
construction loans. Loans in this portfolio ranged from $5M -$96M.
-Worked with Loan officer to approve monthly construction draws. This
involved monthly site inspections, and working with the owner, the general
contractor and the architect. My territory included the Southeast USA.
CITY OF PITTSBURGH, Parks Dept.,Pittsburgh,.Pa.
Project Manager, New Construction
-Involvement in these pool/recreation complexes, included control of the
contracts and the public bids, from the initial Architectural selection
through to the Final Inspections.
-In my review of 5 sets of bid documents, and the follow-up project
management, I became familiar with AIA specifications, shop drawings,
construction documents, change orders and contract addendums.
