WORK-EXPERIENCE

Manager, Site Manager, and Property Accountant.
For 11 years as a project manager /cost estimator, I prepared
bookkeeping, property accounting, and assess property portfolios and
determine roi, roa, noi, and other metrics. My time was spent
developing, upkeep of sites, project managing, and construction
managing over 18 different sites at one time. I do all project cost
estimations, budgets, and total development costs for each job with
breakdowns to the square foot in excel and other spreadsheet programs.
Using my research intensive background I have directed valuations,
appraisals, acquisitions, sales, and exit plans for projects and
properties. My project cost analysis, construction take-offs and
estimates along with the project schedule were my calculations with
the given resources under contract. I created maintained project
schedules, cost codes, and progress reports. I validated all change
work orders against baseline budgets and timeframe. I typically worked
directly with the client and title companies to insure punch-lists
were completed as well as work quality.
I coordinated licensing, permits, and checked local zoning laws for
proper job site installations. As the project manager I also assisted
with real estate legalities such as easements; the dominant and
servient tenements, property surveys, tax liens and claims, and
eminent domain cases. I have negotiated, edited, and created lease
agreements.
Coordinated the development of budgets for internal business
operations and external clients; provided information assisted staff,
CEO, and external administrators in budget preparation,
implementation, and forecasts. Under contract I prepared
reconciliations, AR, AP, balances, compiled, entered budget data and
performed statistical analysis of cash flow and budgets and monitored
and evaluated budgets for appropriateness to ensure fiscal solvency
and accountability. Expert at financial and cost analysis, project
cost estimation, break even analysis and expected returns.
For several companies my responsibilities, were producing market
analyses, commercial analyses, demographic surveys, economic impact
studies, budgets, research, financial statements, securities
investments, financial analyses, bookkeeping and reconciliation, and
negotiated contracts for logistics and all subcontractors.
Directed sales team and created marketing design for both sales and
leasehold agreements.
LBS, Inc 1999 - 2004
CEO and Managing Partner, created full scale real estate company,
gross sales in 4 years reached $2.7 million, company was purchased by
outside investors in 2004.
First company in history of city of St. Louis to build modular home in
the city limits in conjunction with the Dept of HUD. Company rehabbed
over 100 homes and used NPA tax credits as well as National Historic
Tax credits.
I performed all bank reconciliations for accounts payable and
receivables. Made payments for construction loans, contractor
payouts, and taxes.
Wrote grants for business plan, rehabilitated, built, and sold 17
homes during first operating year, company received $450,000 in
Federal Grants (CDBG funds), gap financing, Affordable Housing Grants,
NPA Grants, and private funds
COMPUTER SKILLS
Software experience advanced levels in cross-platform environments, (Mac,
IBM, DOS, Windows operating systems) MS Office Suite, PeopleSoft, Oracle,
(and research intensive statistical spatial analysis programs).
