600,000 sf cleanable space at an independent, assisted senior living and total care, 44 acre
community with 706 independent and assisted living apartments, physical therapy center
with gym, spa, pool, also available to non residents, a theater and other amenities
entailing all facets of high quality senior care/living and of mechanical, environmental &
facilities engineering management. My team consists of a mechanical staff of 8. 55
Environmental Services (EVS) techs. 3 EVS supervisors, a working foreman,
Environmental Health & Safety Manager, Assistant Facilities Manager and Office
Administrative Assistant. I work daily with the Dietary & Food Services management
team.

This position was initially created for the challenge of totally restructuring the maintenance
operations for the newly acquired College’s Housing Corporation, along with assisting the
Director of Facilities with daily operations and maintenance/repairs of the College
buildings/grounds and several on-going, year round scheduled events. Total responsibility of
Housing, (240, 4 bedroom, furnished apartments, summer camps, develop & manage capital
improvement projects including the clerking of the 12 million dollar Library addition/renovation,
green initiatives that gained media attention and solicitation our green initiative achievements
from other prominent college campuses in NYS. Special event planning & implementation.
Managed a multitude of on-going campus capital improvement projects, building inspections,
mechanical troubleshooting & supervision 0f Union trades and student part-time employees.

Assisted with the sale and transfer of The Hartford’s, North Eastern Sales & Service, Processing
Center in N.Y. Promoted & transferred to Springfield, MA. to restructure, improve all residential
& commercial properties, customer relations, occupancy, late rents, negotiate leases, hire new
maintenance staff & manage a 760,000 SF mixed office, industrial & manufacturing business
complex including a 100,000 SF, highly secured environmentally controlled medical supply
warehouse for Bay State Hospital. Increased revenues by 30% and achieved a 90 % occupancy
rate from 60% within 8 months. Oversee the maintenance and management of a separate 350 unit
apartment complex. Conducted comprehensive engineering/structural building inspections of all
company owned properties in preparation for sale due to Mr. Robert Beckenstein’s (owner)
passing.

community Public Relations, maintain the functionality of a college library during a comprehensive 2 year remodel,
renovation/addition, successfully shuffling 175,000 books, fully operational offices, classrooms & personnel during the construction
period saving the college $255,000 in anticipated expenditures. Started a campus wide Green Club that gained media attention and a
NYS Dept. of Energy Conservation grant to install a food compost site. Organized community weekend fall and spring park clean up
days with student & staff volunteers. Organized a college staff, classic rock band that performed for the colleges 4th of July
celebration and for local charitable fund raising events. Arranged through the NYS Dept. of Corrections to hire select inmates to
paint college properties, saving thousands of dollars. Negotiate through Human Technologies Corp. a local Mental Health agency
that employs developmentally disabled people to perform summer cleaning of all housing properties. Redesigned the exterior
landscape, housing complex signage (new logo), building aesthetics that prompted a new housing brochure that resulted in full
occupancy with a waiting list. Guided the Weinberg campus through a flawless comprehensive NYS Dept. of Health inspection within
my first 2 months of employment, with no prior heath care organization experience.
