employees. Involvement in the initial start-up team responsible for the

acquisition of a management contract between the association and the

Continental Group, Inc. Ongoing involvement in the daily operations of

1295 residential units (4 high-rise towers) and 13 commercial units.

Commercial tenants include 2 restaurants, barber shop, dry cleaners, snack

bar, 2 convenience stores, beauty parlor, CPA, attorney, dress shop, travel

agency, audio and video repair shop. Duties include the preparation and

administration of a 7.3 million dollar annual budget, monthly revenue and

expense projections, accounts receivable, in-unit maintenance, contract

administration, MIS administration, audit procedures and controls,

preventive maintenance programs, commercial lease administration, service

agreement management and inventory control procedures. Successfully

implemented an energy performance contract with SIEBE Environmental

Controls, Inc. Secured financing for the 1.5 million project without a

special assessment. Established a credit line for the Association in the

amount of 1.2 million dollars on a promissory basis. Presently involved

in an extensive concrete/waterproofing rehabilitation project estimated

financial statements, establishment of an automated accounting system,

Establishment of quality assurance standards. Budget formulation, project

collections, income and expenditure projections, monthly reporting of cash

statement variance, quarterly accrual reporting to investors. Coordinated

build-outs of office and tenant spaces, instituted all aspect of

mechanical, structural, and engineering reports, interviewing and hiring of

all on-site personnel. Rhode Island: Exterior building rehabilitation,
