2007 - Director of Operations

Present Operational position to coordinate, plan, and manage activities

concerned with the interim and transitional time period before

Xanadu's grand opening. (Opening is on-hold)

Collect, catalog and train on all operational equipment and mechanical

systems for Xanadu.

Prepare and forecast Xanadu's operational CAM budget. Administer RFP

documentation for various service providers included in CAM for the

forecasting of these budgets.

Collect, review, and implement any additional opportunities and

sources of interior and exterior common area revenue for the EBITDA of

the center.

Review all tenant leases and provide operational feedback to the

leasing team.

Work with local authorities and agencies to develop relationships for

the center's best positioning in the future and prior to the Grand

Opening.

Liaison and interface with the marketing, sponsorship, and leasing

departments.

Coordinated a multi-million dollar capital budget for an Out of Home

billboard program for the exterior of the building. Interacted with

various state and local agencies to receive the DOT approval for the

sign advertising program on the three major state highways. (NJ

Turnpike, Route 3, and Route 120).

Administered and coordinated a two million dollar budget for the

development, design, and procurement of a 50 cart and Guest Services

program for the center's main street leasing program.

Project Management responsibilities for the electrical and data

coordination for the main street merchandising program on the entire

300,000 square foot common area.

Administered an RFP process for the interior Out of Home signage

vendor on the ad panels. Total projected revenue estimated at 10

million dollars over a 10 year period.

Assisted in the coordination and oversight of the 95 million dollar

sponsorship and marketing partnership with Pepsi for the largest

Ferris wheel in America.

Coordination on multiple-million dollar marketing deals with vendors.

i.e. Simplex Grinnell, Tyco Electronics, and TAC.

Processed and administered on behalf of owner RFP, OPR, ATP, CO, and

contract documentation.

2005 - The Shops at Riverside is a super regional center in Bergen County,

2007 N.J. anchored by Bloomingdales, Saks Fifth Ave, and eight full service

fine dining restaurants, as well as an unrivaled collection of over

100 high-end specialty stores.

Director of Operations

Oversee all operational contracts and maintenance needs for the

property and ensure their conformance to specifications and standards

2002 - Nanuet Mall is a super-regional center in Rockland County, N.Y.

2005 anchored by Macy's, Sears, and Boscov's with more than 130 specialty

stores totaling just under a million square feet with 70 acres of

grounds located in Nanuet, NY 10954.

Director of Operations

Oversee staff of operational management and maintenance personal for

the entire facility.

Responsibilities include all interior and exterior systems. i.e.

plumbing, lighting, electrical, fire alarm, building conditions, and

HVAC.
