Brokerage and Mortgage services companies. Reporting to the principals and managing a staff of 10.

• Procured new banking relationships, restructuring debt at lower rates, and enhancing company banking

systems.

• Implemented new real estate management software applications which included, upgrading the 25-branch

locations wide area network, and improving financial controls

• Developed new and enhanced management financial reporting to provide expanded analysis and forecasting...

• Completed several acquisitions enhancing continued market share growth for Houlihan Lawrence Inc.

• Implemented new general (Great Plains) and commission accounting systems streamlining Branch and

Corporate operations.

• Developed and implemented a strategy to increase mortgage conversions with Houlihans Mortgage Company

that resulted in an increase from 10% to 70% in one year.

PHH CANADA INC. Toronto, On. (Fleet leasing & Real Estate Services) 1992-1998

CFO: Responsible for all accounting, finance, and administration duties for the Canadian $100 million Real Estate

Company. Reported directly to the Canadian President and the Chief Financial Officer for North American Operations.

Responsible for a staff of 65 management, professional, and clerical personnel (ie; property and general accountants).

Also as primary officer of the company was responsible for managing all legal, tax, and risk management projects, issues,

and filings.

Proposed and participated in the acquisition of the largest relocation company in Canada (ERS Ltd.). This acquisition

tripled PHH relocation revenues in Canada and secured number one position in the marketplace.

Led a team of operations, finance and IT personnel in successfully designing, developing and implementing a new

computer system that integrated operating, accounting and reporting systems. This allowed the company to cut back

from 3 systems to one system and recognize efficiency savings of C$3m per year and revenue opportunities of C$1m.

Leader of an international committee that established standards and procedures with U.S. corporate headquarters to

meet all accounting and reporting requirements i.e. ;( Multi entity, currency, SEC, etc.) .

Standardized procedures with external auditors and PHH corporate accounting to improve and streamline audit

preparation and financial reporting, reducing cost 55%.

Implemented a plan that improved the inter-company allocation and support process, allowing for improved accuracy

and corporate tax savings.

Developed innovative pricing models that assisted in securing significant new business in both the corporate and

government relocation, and REO property management market.

PHH CORP., NORTH AMERICAN REAL ESTATE OPERATIONS, Danbury, CT 1989 - 1992

Director of Financial Services. Led project team responsible for developing a plan to save $6 million/year in overhead

(by outsourcing internal functions to a supplier network). Promoted from Eastern regional controller to National Director

responsible for plan implementation. Was awarded the North American Quality Service Award by the Chairman and CEO

for the projects improved service and cost results.

Established new department. Recruited and trained a staff of five (one National and four Regional Operations

Managers) to implement program nationwide.

Secured the support of senior level regional management and a selected a nationwide real estate closing agent

network. This network represented the top real estate law firms and Title companies in the Country.

These companies had a strategic relationship with PHH and closed approximately 50,000 properties per year .

Identified and implemented a plan that resulted in an additional 2 million in revenue in just two years.

HOMEQUITY EASTERN OPERATIONS, Danbury, CT (1983 -1989)

Controller 1986 – 1989

Assumed full responsibility for all accounting functions related to the operation of a $300mm Eastern Region Division.

Financially managed a $13mm G&A annual budget (300+ employees).

Executed a total "turnaround" in department efficiency and internal control, through the reorganization, retraining, and

motivation of 50 management and professional staff.

Totally automated the department. Developed PC applications for account analysis, AR/AP etc. Trained staff in PC

utilization.

Dramatically improved the reliability/timeliness of reporting. Internal and external audit results consistently

Absorbed three highly specialized functions previously staffed outside of department, realizing a cost saving of
