Alegre Residential Consulting is a division of Alegre Residential Management

started in 1998. In 2002 the portfolio of managed properties were sold. In 2004

ARC was reopened as a real estate consulting company offering consulting and

management services to owners, investors and lenders of residential and

commercial real estate. Assignments include:

Regional Vice President of national company, responsible for the day-to-day

operations of 12,000 conventional and affordable units in Houston, Texas and

Atlanta, Georgia.

The challenge was to grow revenue within a portfolio of under-performing

properties.

The problem was that 2/3 of the properties had such a negative cash flow that we

were unable to purchase supplies, carpet, paint or perform necessary capital

items required to make ready units.

The answer was to sell or give back properties that were draining the cash, the

economy hit a snag just about the time we were marketing these properties.

With all of these problems we were able to grow income moderately but not enough

Assignments include income & expense analysis, feasibility studies, due

diligence, lease ups, acquisition / disposition, asset management,

construction/renovation management and property management.

Managed a portfolio of 41 tax credit properties, 10 market rate properties and

retail and office properties for 6 months as a consulting assignment

Responsible for the operations and market performance of 5,600 units in Houston,

Dallas/Ft. Worth, Biloxi, Sacramento & Las Vegas.

I was hired with the assignment to liquidate the entire portfolio in 24 months

while growing NOI sufficient to cover expenses including debt service.

Mission accomplished, we went from a $600,000 a month negative cash flow to break

even in 3 months. The portfolio was profitable in the 6th month. This was

accomplished by establishing a Budget Control System, bringing out of state

properties that were being managed by 3rd party companies back in house,

negotiating better prices with vendors, bringing systems like RUBS billing in

house and hiring top notch employees, offering better training and targeted

marketing programs.

1998-2002 Alegre Residential Management Houston, Texas

I managed the operations of 6,500 units in Houston and Dallas Texas.

In 1998 the partners had a plan to acquire 5,000 to 7,000 underperforming,

physically distressed residential units, lease them up and sell the portfolio in

3-5 years, we completed the task in 3 years

I was hired as President, my duties and responsibilities were to start a new

management company from the ground up, hire and staff the management company and

properties, develop management plans, marketing plans, employee manuals, policy

and procedure manuals etc.

At the same time I was also responsible for overseeing a $5,000 per unit

renovation on all newly acquired properties. My extensive experience in

construction and renovation allowed us to compete the rehab on time and under

budget.

Lease-Up, at the same time and in addition to my other duties we leased the units

to a level that exceeded our proforma occupancy and exceeded our target income by

12%.

Acquisition and Due-Diligence; With the help of my team we assisted with the

analysis of potential acquisitions and performed all of the due diligence

including file audits and walking 100% of the units.

1993-1998 Judwin Properties

Director of Multi-Family Housing

Directed the management of 6,000 units following a downturn in the Texas market.

A terrific company was devasted by the economy, my job was to bring it back to

where it once was.

On arrival; 50% of all leases were month to month, occupancy was low, rents had

not been increased in 5 years

The first thing I did was re-motivate and re-train the staffs. Within 6 months

90% of residents were on a lease with an increase in rent. Occupancy increased to

3% above the market and market rents had been increased. Staffs were motivated

and the company profitable again.

1980-1993 Starcher-Irwin Real Estate

With the help of my partner's father, in our senior year of college we purchased

a large 100-year-old house on The Ohio State campus, converted it to three units

and sold it for a large profit.

Over the next 10 years we grew Starcher-Irwin to own and manage in excess of

5,000 units.

I operated a construction division that renovated/built over 15,000 units,

included all asset classes, low income, section 8, student, senior, historic,

lofts and commercial properties.
