. Held a major executive management role for a retail development

project consisting of approximately 18,300 s.f. of leaseable space;

one sub-anchor and three national credit tenants.

. Managed all legal, financial, entitlements and feasibility

activities pertaining to land acquisitions.

. Co-managed financing of the project for both debt and equity.

. Spearheaded the leasing process in coordination with one of the

nation's top marketing & leasing firms. This process included

obtaining LOI's from anchor tenants in order to facilitate the

initial round of financing, and following through on closing lease

agreements with all tenants.

. Key individual responsible for an efficient coordination between

project consultants; design, legal, finance, marketing, entitlements

and construction, this in order to attain a marketable and

functional project.

Assumed an executive role in all active and potential projects.

Leveraged off of established business relationships to reinforce the

expertise of the current development team and seek priority on

acquisitions of new projects. The key responsibilities covered a very

comprehensive and intense management of the following areas:

. Financing: constant review, coordination and validation of the

project's financial proformas; development and maintenance of the

investment memorandums; coordination with financing brokers;

overseeing the loan underwriting process; procurement of debt &

equity; development of loan agreements; and ensuring compliance with

loan contingency items.

. Legal: spearheaded the coordination between the legal

representatives and other team members in order to execute the

necessary legal documents such as subdivision plans; condominium

regimes; residential CC&R's; design guidelines; HUD reports; State

sales registrations; property deeds/titles/trusts; and title

insurance. Reviewed and contributed to all agreements/contracts

pertaining to the project.

. Entitlements: instrumental in overseeing the development team in

order to obtain all necessary entitlements and permits;

environmental impact report; land use; utility permits;

grading/earthworks; traffic impact & mitigation; usage of right-of-

way; easements; parcel map approvals; and other building permits.

. Project Management & Construction: instrumental in the efficient

development of budgets; cost estimates; schedules; bidding process;

contract negotiation and execution; value engineering; accounting

procedures & reporting; and ongoing owner reports from the PM team.

. Design & Architecture: responsible for reviewing and contributing to

design issues; technical specifications; space planning and project

program; and all necessary reports (i.e. soils, hydrology;

topography; surveying; and traffic studies).

. Hotel operations: responsible for overseeing all activities related

to hotel operations, such as license and management agreements;

management plan; budgets; marketing; financial operations proformas;

and technical services.

. Sales & marketing: coordinated constantly with the third party sales

team in regards to sales strategies; presentation material; sales

events; sales contracts; escrow; and management of third party

brokers.

. FF&E (furniture, fittings & equipment): managed the entire process

in close collaboration with consultants. Activities included were

budgets; design cross-coordination; technical specifications; hotel

operations cross-coordination; and procurement of actual FF&E

products.

The projects included:

. Trump Residential Towers - condo hotel resort projects consisting of

residential units and ancillary amenities. High-rise buildings each

with more than 200 residential units.

. Portfolio of Retail Projects - business plan to develop a portfolio

of retail properties located in mid size cities throughout Mexico.

o Responsible for creating the business plan, coordinating the

implementation of a well executed market analysis, meeting with

government officials, and managing all land acquisition

activities for future projects. Strong emphasis on managing and

implementing the leasing and marketing plan to engage credit

tenants for the retail projects.

Senior Development Director

Held key leadership role in the development of the Estero Santa

Barbara Project (an Aman Resort); hotel and condominium towers in

Mexico City; and boutique hotel in Guadalupe Valley (wine valley of

Mexico), in which the following were my main responsibilities:

. Land acquisitions and intercompany property transfers: solely

negotiated acquisitions of eight different parcels; obtained title

insurance, property survey, appraisals, clearance of title liens and

encumbrances, and pertinent coordination with attorneys until

contract execution.

. Managed full development of the business plan and wrote the majority

of its components, including market analysis, financial projections,

sales & marketing, corporate structure, tax planning, development

schedule and development budgets.

. Coordinated with tax planning consultants to develop the project's

tax planning strategies and corporate structure.

. Performed "back of the envelope" financial analysis for new projects

and developed and maintained the entire financial model for active

projects.

. Co-managed first round of project financing and initiated efforts

with banks and private investors to procure additional financing

required.

. Instrumental in negotiating a partnership deal structure with Grupo

Carso, the real estate development branch of Carlos Slim (currently

Forbes richest person in the world).

. Managed the site planning stage through coordination with the

architects, engineers and hospitality experts.

. Coordinated feasibility studies for infrastructure, as well as

solely attended meetings with the corresponding government agencies.

. In collaboration with the project's construction management

consultants, developed the construction/development cost estimates

at key milestones.

. Co-managed the entitlements process with support from consultants.

. Coordinated the development of project marketing and presentation

material.
